职位描述
Purpose of the role:
Responsible for the operation management of the project office building, responsible for the work plan and goal setting of the overall operation of the office building, work distribution, and control of quality and efficiency. Submit work report on time and put forward various work suggestions in time to ensure the overall efficiency of the work and the improvement of the working ability of employees. Provide quality services to office building tenants to achieve high-quality service satisfaction. Communicate smoothly with the relevant departments of the company, and maintain good coordination and cooperation with various government authorities.
负责项目办公楼的营运管理工作,负责办公楼整体营运的工作计划与目标制定,工作的分配,以及质量、效率的把控。按时提交工作汇报,及时提出各项工作建议,保证工作整体效率以及员工工作能力的提升。为办公楼租户提供优质服务,达到优质的服务满意度。与公司相关部门沟通畅通,并与政府各执能部门保持良好的协作配合。

办公楼紧急预案的制定,演习

负责办公楼营运年度预算的审核及提报
Responsible for reviewing and reporting the annual budget of office building operations
负责办公楼营运费用支出的初步审核
Responsible for preliminary review of office building operating expenses
负责办公楼营运费用支出的月度、年度统计
Responsible for monthly and annual statistics of office building operating expenses
办公楼服务台增值服务物品使用监督审核
Office building service desk value-added service goods use supervision and review
负责每月租金等费用催缴
- Responsible for payment of monthly rent and other expenses
解国家相关政策法规,以及变更情况
Understand relevant national policies and regulations, and changes
负责制定和完善营运管理的相关管理制度和标准
Responsible for formulating and improving relevant management systems and standards for operational management
办公楼管理体系认证
Office building management system certification
检查各项工作要求节点,维护整体对外形象
Check various work requirements nodes and maintain the overall external image
工作报表的准时,准确提交
Work report submitted on time and accurately
如期完成租户费用催缴工作,租户装修进度
Complete the tenant fee collection work as scheduled and the tenant decoration progress
配合推广活动
Cooperate with promotional activities

Qualifications/ Experience/Skills:
管理相关本科及以上学历
Bachelor degree or above in management
商业地产营运管理岗位10年及以上从业经验
10 years of experience in commercial real estate operations management
有办公楼整体营运管理经验者优先考虑
Experience in overall operation management of office buildings is preferred
目标感强,团队驾驭能力强,良好的统筹协调能力
Goal-getters, strong team management ability, good overall coordination ability
熟悉和掌握相关政策法规
Familiar with and master relevant policies and regulations
良好的英文口头表达和书写能力
Good oral and written English skills
具有一定的外联资源
