DUTIES AND RESPONSIBILITIES

·         Draft, review, analyze, and negotiate retail leases, subleases, lease amendments, termination agreements, and other retail real estate contracts, lease action documentation, and related real estate documentation.

·         Do due diligence check for every potential project, collect information and document from landlords and check from legal perspective, ensure all due diligence document are in place before signing of retail leases, guarantee all projects chosen by leasing team are in accordance with company legal standards;

·         Provide legal advice with respect to development of new stores, relocation of existing stores, execution of lease renewals and terminations, store closures, and remodels.

·         Analyze and address legal and contractual matters relating to the management, use and operation of leased stores, offices, storage space, and other real property, including permitting, insurance claims, billing issues, repair and maintenance obligations, billing disputes, and the enforcement of lease rights.

·         Assist with other legal matters and in carrying out other special projects, pertaining to the company's lease portfolio and leasing practices/processes.

·         Manage and resolve disputes with landlords, adjacent owners or users, contractors, etc.

·         Work with business partners to improve and enhance various business processes, including pipeline management and project management processes.

·         Work with and retain outside lawyer as appropriate and within budgetary guidelines to assist in consummation of lease negotiations and documentation, and to manage real estate dispute/ arbitration as necessary.

·         Assist head of Legal to update and improve templates of all agreements and legal documents related to retail lease.

·         Report on major expansion legal matter to head of legal and keep him/her informed of issues which potentially impact the company.

QUALIFICIATION REQUIREMENTS

·         University law degree and bar admission. Experience to study aboard is a plus.

·         5 years or above of post-qualification legal experience, ideally have in-house legal support experience with an international company, retail industry is a plus.

·         Strong legal skills (drafting and analytical)

·         Ability to analyze complex legal problems and develop suitable solutions

·         Strong business mindset, understanding of business, corporate governance and regulatory issues.

·         Able to work under high pressure

·         Fluency in English, both writing and oral speaking

Experience of working on evidence collection, case study and evidence analysis of lawsuit/arbitration is a plus.
