Key Tasks and Responsibilities：

• Accountabilities

          - Keep the shell & core building Service are under stable running.

          - Daily administration of regional R&M team members.

          - Execution of Repairing for building & Building service according to required standard and quality.

          - Ensure responsible stores equipment and energy standard to meet company standard.

          - Regional R&M budget proposal and impletment due to approval.

• Responsible for general operations which includes maintenance of all operational systems

• Ensure timely execution of obligations by contractors with sufficient level of quality. Provide immediate response to contractors in relation to poor quality of services;

• Administration of contracts for provision of utility services,

• Ensure presence of necessary spare parts for maintenance works;

• Make regular building inspections and provide information about demand for new services in a timely manner;

• Implementation of all policies existing in the company;

• Monitoring and implementing of local building code requirements for the property;

• Implementation of fire safety and industrial safety procedures in the store;

• Review of energy management information and appropriate action to minimize energy consumption. P

• Cooperation with regional operation & store management on operational issues.

• Cooperation with building owner in relation to the store operations;

• Implementation of procedures to ensure fast response to all client’s and property work orders;

• Ensure presence of engineering documentation necessary for normal building operations, all service contracts and documents necessary for state inspections.

• Provide support to company’s central office in various projects;

• Represent client’s and company’s interests in state inspections.

• Ensure the regular internal inspections are delivered due to the schedule. And, guide the regional team members to solve the issues due to approved schedule & cost

• Regular technical & Management Reports due to SOP

Education:

• University degree, preferably in mechanical engineering and /or related subjects

• Comprehensive Technical Background

 

Experience:

• Minimum 3 years of related working experience

Skills and Competencies:

• Good communication and negotiation skills to convince and persuade others to follow the course of action

• Strong execution skills

• Good administrative skills.

• Fluency in Chinese, preferable also English.
