Since the opening in 2013, Jing An Kerry Centre has been a well-known landmark within Jing An district. In the long run, it is targeted to be a “progressive town square,” where worldwide and local aspirational content will be continuous delivered while exclusive customer experience is valued.
Hence, our department is to continuously expand and build up a professional retail
management team with two major capabilities- leasing and operation.
For the operation management, the operation team needs to understand the strengths and the weaknesses of the tenants by frequently communicate with them. The team also needs to help the tenants to reach the target sales, to provide excellent services and to encourage the tenants to develop royal customers and therefor to achieve win-win.
What You’ll Do
You will closely work with business partners, operation managers to maximize the company profits.
Your key responsibilities include, but not limited to:
? Closely work with manager to be responsible to the pre-set sales and it's related turnover rent and rental income from the assigned floors and portfolio of tenants;
? To monitor and management of all finance receivable including rental, management fee and other payment and removal of business license registration of expired tenants of the assigned floors and portfolio of tenants;
? To assist manager in the making of annual budget, business plan, refinement of the working process, planning of future tenant mix and service upgrade;
? To make sure of the highest quality of physical conditions of the assigned floor in both public area and stores;
? To closely monitor tenant's business performance to expose situation, work out solutions and push for improvement, on issues included but not limited to service quality and team consistency, freshness of stocks and replenishment, connection of POS and report accuracy, window display, promotional program etc. as an operator .
? To analyze sales and explore improvement opportunities with team members on a weekly/ monthly/ yearly basis, and to work out an executable improvement plan on poor performers and take lead to communicate, supervise/ drive tenant to follow and keep close monitor of results with team members;
? To work with the team to come up with proposals of cross tenants/ brands/ trades in promotional collaboration to draw traffic and drive sales of the assigned floors and portfolio of tenants;

You will work with Kerry On members, Finance, Legal, Project Team, Property Management, government to make the process smooth and success.
Who You Are
You are required to closely monitor the assigned portfolio of tenant's, aware of their performance in the retail market to expose situation, work out solutions and push for improvement. To work out executable improvement plans on poor performers in the portfolio and provide professional suggestions to management levels.
