职位描述
· Apply Trade Expertise: Painting; Electrician; Mechanical Engineer; Carpentry; Upholstery, Building; Horticultural; or other.
运用综合维修技能:
o 油漆;电工;机械工程师;木工;家具家装,建筑;园艺;或其它。
· Maintain the property in your qualified trade to the desired standard.
利用自己专业技能对物业进行维护并达到期望的标准。
· Daily inspection and rectification of all public areas in relation to your trade.
每天对公共区就与自己专业技能相关的方面进行检查和修整。
· Complete work orders as requested by the Superior in relation to your trade and other directives to meet customer requirements.
按照上级的工作单完成与自己专业相关以及其它的工作,从而满足客人的要求。
· Initiate/identify project work required in light of your trade throughout the property.
根据自己的专业技能计划和确定物业内需要完成的项目。
· Be able to show flexibility to change the schedule in light of guest priorities.
表现出工作的灵活机动性,能够按照客人的轻重缓急变更时间。
· General building minor maintenance repairs.
对大厦进行小型的维修保养。
· Ensure pool chemical level is in accordance with legislative requirements, is vacuumed and surrounding area maintained to standards established.
确保游泳池化学品等级符合法律要求,确保游泳池进行真空清洁,且泳池周围区域按设定的标准进行维护。
· Carry out minor tiling or plumbing as directed.
按要求执行小型贴砖或管道工程。
· Ensure plant rooms are checked and cleaned and are in operating order.
确保检查机房和进行清洁工作,确保设备在正常状态下工作。
· Equip with a walkie set and respond to requests from departments regarding minor maintenance issues throughout the day.
全天佩带对讲机,对部门要求执行的小型维修项目予以回应。
· Conduct a lighting check to ensure all lightings are in working order.
检查电灯,确保所有灯泡正常工作。
· Carry out any minor repairs to guest rooms or public areas.
执行客房和公共区域的小型维修。
· Perform all routine preventative maintenance and curative maintenance.
执行日常的防护性保养和补救性维护。
· Maintain clean and tidy plant rooms.

· Attend to all types of repair and maintenance work in the Property premises, including any new additions / extensions to the Property or any other properties maintained by the Property.
参加物业各类维修维护工作,包括物业任何新的部分和延伸的部分,或由物业负责维护管理的其它物业。
· Repair and maintain guest room facilities, light facilities, furniture and equipment.
负责客房设施,照明设施,家具和设备的维修维护工作。
· Implement and carry out maintenance program in accordance with established timeframes.
按照设定时间执行维护保养计划。
· Prioritize work in line with guest requests and management.
根据客人的要求安排工作的优先顺序并进行管理。
· Inform superior of the status of repairs and pending costs and indicate when it would be reasonable to consider replacement.
向上级汇报维修的状况和需要的费用,并在有必要考虑更换时向领导说明。
· Record daily service work, including maintaining individual replacement costs along with time/task labor hours cost.
记录每天的维修工作,包括每项维修作的成本及花费的时间,工作所用的人工小时成本。
· Participate in instructing colleagues on the proper operation, safety procedures and cleaning of all equipment.
参与向同事介绍所有设备的正确操作方法,安全程序和清洁的工作。
· Participate in staff meeting regarding proper operating and maintenance practices of equipment.
参与有关设备正确操作和保养工作的员工会议。
· Carry out and document regular inspections of plant and equipment.

· Complete daily reports outlining work undertaken for the day.

· Explore and incorporate environmentally friendly initiatives.
