Your main role within CBRE’s Transaction Management team will be to act as our Business Development Manager.

In this position, you may be required to undertake the responsibilities outlined below which relate to the Business Development with CBRE’s Greater China Advisory & Transaction Services team.

The main responsibilities of the Business Development of Transaction Management are as follows:

? Develop a growth strategy including action plan, target account list and periodic performance review
? Conduct research to identify new sectors and potential clients
? Work with regional/global A&T team for potential clients pitches, and existing clients service scope expansion development
? Business generating activities include but are not limited to conceptualizing and making marketing pitches, telephone and letter cold calling, investigative legwork, market research, developing personal and market contacts, tapping market gossip and word of mouth, advertising activities, scanning of media information, following up on telephone enquiries, cultivating existing client relationships, effective follow-up of client databases, and activities in publicity, public relations and promotion
? Arrange business meetings with prospective clients
? Promote Transaction Management services addressing or predicting clients’ objectives
? Prepare business development materials and regularly update the information based on company changes
? Collect clients’ questions and feedbacks to direct report and work with relevant department or experts to develop the solutions
? Build relationships with clients and work with TM team/Account Manager ensuring the transition

? Monthly / Quarterly updates to direct report and A&T management:
I. Market situation and trends
II. Existing client development opportunities with action plans
III. Competitor activity review
IV. Activity review
V. Outstanding issues / potential risk review for ongoing transactions

? Collaborate with other internal departments to develop presentation materials for the Client organization.




ESSENTIAL DUTIES

1. Relationship Management
The BD is responsible for developing and maintaining relationships between clients and CBRE. This entails keeping in regular contact with the clients and understanding the requirements within the Region.

The BD must take a strong proactive role in making certain that the relationships are developed to a point where the clients are not looking to any other service providers. This exclusivity must be the goal in all relationships.

These relationships must be exploited fully to generate additional business and to maintain existing flow of business.


2. Account Follow-up
The BD is the key focal point for the Client follow-up within the Region. The BD needs to follow up with clients and communicate for requirements. And to identify the area with potential business opportunities for all service lines within the company.

3. Transition and Service Delivery Support
Following the award of the TM service contract, BD is responsible for the contract review coordination within the company and support the negotiations with client. Also BD must work with the appointed account manager or company interface for client communications and transition.

4. CBRE Line of Business
The BD must be intimately familiar with all the lines of business CBRE participates within the Region. The BD should have a clear understanding of the abilities and the strengths of each country organization to provide services along those lines of business.

5. Knowledge
It is crucial for the BD to be in a continuous mode of enhancement for his knowledge in all relevant areas. The success of a service organization is based on its knowledge, keeping this in mind, the BD must be ahead of all developments in the following areas:

Regional Geopolitical developments: The BD must be aware of all major developments within the countries in which CBRE operates. The BD must also have a clear understanding of macroeconomics that impacts the real estate market in each country and the region as a whole. The BD must also stay current with microeconomic factors, which influence sector trends and key market players.

Market: The BD needs to understand the service lines and main competitors movements in the market, and collect the feedbacks from clients about the service providers.

Industry: The BD should be aware of any developments in the real estate industry. The BD should also have a thorough knowledge as to the activities of the competition, their strengths and weaknesses. The BD should join and participate in industry organizations.

Sector: Our corporate business comes from clients in several sectors, the more significant being high technology, finance(mainly insurance) and life science. The BD must stay abreast of all developments in these major sectors in order to understand the client’s changing needs and requirements.

6. Communication
A very significant element of the success of an BD is communication. The BD must possess excellent communication skills and should use them extensively. It is imperative upon the BD to make certain that the communication between the A&T and other main service lines within the country organization flows freely. Information about transactions, clients, relationships, and any other developments must be made available to all operatives who can use that while dealing with clients at their level.

External: The BD is responsible for all marketing communication activities to the client base. These activities include but are not limited to leading or conducting marketing pitches and client presentations, publicity/public relations/promotional events, advertising activities, and the production of all marketing materials such as proposals, property particulars, PowerPoint presentations, press releases, brochures, mail shots and other publicity materials.

Internal: The BD must develop communication channels and mechanisms to communicate with the service delivery teams and with the Global Workplace Solutions Teams within each country. These could be periodical newsletters, phone calls, or regular emails.

7. REQUIREMENTS

? Fluent spoken and written English and Mandarin.
? Essential educational or professional qualification necessary for successful job performance.
? Excellent communication skills.
? Self-driven and eager for success, can take proactive actions to achieve goals.
? Proficiency in a variety of popular computer software applications such as Microsoft Word, Excel and PowerPoint.
