OVERVIEW:
Support Greater China and Columbus Home Office RE Leadership (SVP/AVP/Director/Managers) in all aspects of RE deal management for all Greater China projects from market opportunity identification through project completion. Requires proactively coordinating, preparing and tracking all information, data and materials from all external and internal partners required to fully evaluate and implement transaction decisions. Provide brand management and oversight for all Greater China capital and non-capital deals and act as a liaison between Greater China RE and Columbus Home Office functions.
RESPONSIBILITIES:
- Own deal preparation support for all Real Estate transactions under direction of Greater China RE Leadership and the Columbus Home Office RE Team, compiling all information necessary to prepare accurate, detailed and complete deal packages for approval requiring proficient understanding of country requirements including terminology, legal requirements often adhering to tight time frames for review by the L Brands Executive Committee.
- Prepare, organize and archive all documents and materials required for deal review/approval.
- Support all feasibility and construction costing processes; assist in obtaining feasibility studies for sites as needed, validating submissions for key critical information including site conditions through drawings, photos and context regarding the market and shopping venue.
- Obtain and validate materials required for deal processing and approval; submit necessary information to Columbus Home Office for entry into the system, understand, coordinate and track all construction timing and store layout and design issues, acting as the liaison between the Greater China RE Leadership, SD&C and Legal.
- Run complex preliminary financial models as required and liaise with Columbus finance team (and potentially a China finance team in the future) for proper reviews and approvals to support RE decision making.
- Research all necessary information required for maintaining a database of shopping centers and communicating information to Columbus Home Office for entry into Accruent system; includes creating new centers and/or updating existing shopping center information (lease plan and center profile), researching and compiling additional information as needed to complete center profiles while updating key competitors (including sales if available).
- Validate competitor presence in shopping centers keeping data integrity in mind to support competitor analytics and benchmarking, as well as sales projections for potential locations.
- Conduit to communicate changes to the Forecast for Greater China RE projects and liaise with Columbus Home Office RE to provide accurate reporting for current/ future projects; requires working closely with Greater China RE Leadership to gather information and assess accuracy in alignment with strategic goals.
- Manage Brand Management responsibilities for International projects through active participation of weekly SD&C Staff meetings. Solicit consensus and support for decisions involving deal issues, project timing etc. Ability to assess critical issues and make decisions effectively or where necessary, escalate issues appropriately to key stakeholders.
- Serve as a liaison for all deal follow-up issues between Greater China RE Leadership and all internal sources as required (i.e. possession date verification, scheduling/space or deal changes, final approval, execution of legal documents, etc.)
- Working knowledge and adherence to Enterprise Delegations of Authority tolerances.
- Oversee data integrity for Travel Retail Sites and work cross functionally to partner with brand teams for submission accuracy and appropriateness.
- Coordinate and provide support for all Real Estate special projects; includes assisting Greater China and Columbus Home Office RE Leadership and the resulting database updates (examples include but are not limited to market tour preparation, market/center mapping, market/center analysis, fleet reviews/analytics, gathering competitor intelligence, etc.)
QUALIFICATIONS:
- Bachelor’s degree with 5+ years’ experience in an analytical role with customer focus a priority, preferably in retail
- Adept at handling multiple complex tasks and prioritizing projects
- Enthusiastic, self-motivated and curious
- Excellent interpersonal and communication skills (verbal and written)
- Superior analytical and technical skills (Excel / BI Reporting)
- Detail oriented team player
- Global mind set with proficiency in both Mandarin and English (both verbal and in writing)
