Overall Purpose of the Job

As Snr.Manager, Commercial Centre, you will be responsible for leading and setting up a performance team to provide professional property management and leasing services to the shopping malls that we manage. You will formulate and implement strategies to achieve set business goals, have good networking and an in-depth knowledge of local retail market opportunities, the competition and issues that may impact on the successful development of the centre and business.
Main Responsibilities

1. To advise the project team on the retail mall strategy and retail planning during the development stage.
2. Analyse the catchment and traffic flow for the retail mall and offer recommendations to attract consumers to the mall.
3. Setup a leasing gallery to promote the leasing activities of the retail mall.
4. To lead the team to execute the procedures in accordance to the SOPs or Financial Authority Limit and to establish new retail SOPs based on the business requirements.
5. To work with the internal departments and external stakeholders independently to achieve the business objectives of the retail mall.
6. Establish a professional centre management team who are highly motivated and will work with strong teamwork under your leadership, direction, training and support.
7. Establish an annual business plan which sets out the performance goals and budgets for the shopping mall with an action strategy to achieve these goals.
8. Present the business plan to explain and seek the approval from the owner.
9. Implement the action strategy around leasing, marketing & communication, operation, people and finance so as to successfully achieve these goals and financial targets.
10. Manage the day to day running of the shopping mall and ensuring that the mall is always safe, operates efficiently and attracts targeted shoppers to visit and spend at the mall.
11. Review, analyse and report to the management and owner on the mall performance on a regular basis.
12. Collect mall and market data to analyse and interpret them to support the mall operation and performance.
13. Develop, network and maintain partnership with tenants and retailers in the market place and be in tune with the latest retail trends and market information.
14. Support the leasing team to ensure that the tenancies and trade mix are in line with the market positioning of the mall and high occupancy rate and rents are achieved.
15. Support the marketing team to ensure that events, communications and promotions are up to date and relevant to our shoppers so as to drive foot traffic, spent and enhance their experience.
16. Develop, communicate and foster good working relationship with stakeholders including the owner representatives, regulatory authorities and vendors.
17. Identify, evaluate, present and implement asset enhancement initiatives to improve the performance of the mall.
18. Complete other tasks assigned.
Competencies Required

1. Conversant in retail planning and consultancy, trade mix, lease management, mall operations as well as good knowledge in real estate finance.
2. Strong people leadership, team collaboration and good communication skills are prerequisites.
3. Good written and spoken communication skills to articulate well thought through proposals and recommendations coherently
4. Demonstrated business acumen and good problem solver
5. Speak up and create new way to do things
6. Honest, dependable, collaborative and show strong ownership, entrepreneurial drive
7. Passionate, result-oriented and seeking for long-term development
Qualification and Experience Required

1. Minimum 10 years’ experience in the real estate industry with at least 5 years exposure managing successful shopping malls in China. Experience during the development and pre-opening of new shopping mall will be a strong advantage.
2. Degree in Real Estate / Building / Business Administration or equivalent.
