职位描述：
Key Job Tasks Performed

1. Short Stay Program
* Handle Reservations from website, agency and companies, etc.
* Cooperate with PM for check in, check out
* Work with Finance and PM for collect STS payment.
* Handle commission for agencies

2. Sales Activities
* Perform New Business Development Activities on a daily basis.
* Cold calling HR personnel of MNC and Real Estate agency to arrange meetings to promote Shanghai Centre properties, amenities and services.
* Preparing and conducting presentations to prospects.
* Attending networking events or other new business development functions.
* Propose new initiatives on regular basis to improve revenue and practice in all aspect.
* Updating and maintain the database of prospective clients

3. Meeting clients
* Conduct Inspections to potential clients Shanghai Centre properties and amenities.
* Leasing terms negotiations
* Lease Agreements preparation and execution.
* Cooperate with property management and construction management during Tenant move in process
* Follow up service during Tenant stay through the lease term.
* Renewal lease negotiations and complete TA before lease expiry date.

4. Document Preparation
* Preparing leasing documents
* Complete Inspection form, preparing leasing proposals, follows up general correspondence on time.
* Updating vacancy status report and SAP system
* Prepare Agent commission application with all supporting documents.

5. Marketing Research
* Obtain market reports and competitive project's information
* Monitor competition by getting Occupancy & Rental rate statistics from competitors:
* Collect Agent Report

6. Others
* Taking ad-hoc tasks assigned by the direct or indirect supervisors and deliver results as expected。


Position Holder Qualifications

* Excellent communication skill, both verbal and written, Japanese will be a plus;
* Competent computer skills on word and excel;
* Good knowledge of lease clauses in the lease agreement;
* College / University graduate with minimum of 3 years experience in real estate Sales/Leasing environment;
* Proven experience in working with expatriate clients; Sales driven with superior customer service mindset;
* Experience in real estate industry with a preference as landlord residential leasing reprehensive or Hotel sales;
* Pro-active, reliable, outgoing, self-starter and result-oriented; Confidence to interact with prospective tenants;
