Reporting To:Chief Operation Officer

Direct Reports:

All departments report to the General Manager. This includes Resident Care, Dining Service, Housekeeping, Financial, Concierge/Front Desk, Sales, Maintenance, Active Living, Security and Human Resources.

Overall objective of the Position

The General Manager is responsible for the overall operations of the community. These responsibilities include marketing, human resources management, resident care, regulatory compliance, customer satisfaction, physical plant maintenance, dining services, active living, resident care and Garden House (memory care), if applicable. The General Manager provides a high level of customer service to residents and team members by embracing the Vision and Mission of Merrill Gardens.

Main Responsibilities

Customer Service

· Provide a high level of customer service to Residents and Team Members by achieving the standards .

Administration

· Responsible for the financial performance of the community by creating, managing and staying within the approved budget and managing the community to desired company expense to revenue ratios.

· Responsible for maintaining accounting compliance by overseeing the community financial records including rent receipts, petty cash disbursements, miscellaneous income and expenditures, and payroll.

· Responsible for maintaining HR compliance by overseeing the personnel records of all employees, including proper and complete documentation for all new hires, ongoing training documentation, performance evaluations, and timely merit increases.

· Responsible for maintaining state regulatory compliance by managing all departments through weekly manager meetings, monthly state inspection reviews, and regional corrective action plans and/or regional site visit memos.

· Provide the Shanghai office with all necessary reports on time and in the proper format.

· Responsible for implementing and enforcing the policies and procedures established to appropriately manage occupancy, rent roll and resident services.



Operational Performance

· Accountable for the overall functionality of the community. This includes:

· Resident Care

· Dining Services

· Regulatory Compliance

· Risk Management

· Financial Performance

· Sales and Marketing

· Maintenance

· Security

· Housekeeping

· Activities

· Responsible for implementation and enforcing all policies and procedures as outlined in policy manuals and handbooks.

· Responsible for investigation of all accidents and emergencies.

Managing People

· Responsible for recruiting, hiring, supervising, evaluating, developing and terminating the following department positions:

· Executive Chef

· Housekeeping Supervisor

· Nursing Director

· Sales Director(s)

· Maintenance Supervisor

· Security Supervisor

· Financial Director

· Concierge/Front Desk

· Human Resources Director

· Active Living Director

· Ensure all personnel policies and procedures are followed.

· Provides active leadership in creating and maintaining the highest standards of employee satisfaction.

· Responsible for managing turnover rate.

Resident Satisfaction

· Provide active leadership in creating and maintaining the highest standards of customer satisfaction in the areas of facilities, food service, activities, housekeeping, staff interactions and resident care.

Occupancy

· Responsible for managing community to a minimum of 94% occupancy rate.

· Monitors marketing process to insure minimum standards are met on a weekly basis.

· Monitors performance and outcomes and works with the Sales Director and MG Sales and Marketing Director to assure marketing activities are resulting in occupancy goal.

· Monitors and reports to management all competitive activities.


Qualifications and Experience

Education(level and major):

· Must have a college degree appropriate for this with this position

Experience (years):
· Must have a minimum of 5 years management experience for hotel or apartment service.

Other Knowledge, Skills, Abilities or Certifications:

· Must have experience managing a budget

· Must have experience with decision making and problem solving

· Must have a college degree appropriate for this position

· Must be able to communicate in written and spoken English as well as Mandarin. Ability to communicate in the local dialect is preferred.

· Regular and timely attendance.

· Ability to travel to the US for training and travel
