The goal of the Property Division is to create long term value through property investments. The cornerstones of the operations are management of portfolio properties and development of commercial real estate. The Property Division is working long-term to achieve critical mass and concentration within defined markets. The Property Division has its main activities in eight European countries; the Netherlands, Poland, Belgium, Lithuania, Latvia, Romania, Spain and the UK. In addition, the organizations Inter Hospitality and LandProp have European wide operations.
Job Responsibilities：Develop and maintain the permitting process routines based on our client policies and local regulations
？ Working together with related functions to clarify roles and responsibilities concerning permitting
？ Update the working routines based on feedback and practice when necessary
？ Lead and support project compliance managers to develop the project compliance plan.
？ Support project compliance manager regarding the site infrastructure development planning, approval and implementation by co-ordinating internal functions/ external consultants/ contractors and negotiating with local authorities.
？ Monitor the recruitment and management of external consultants with related functions during project compliance process.
？ Timely monitor the permit application progress on all projects, so as to secure all permits are completed concerning project execution and store opening, including the traffic plan approval, permits/certificates before construction, final acceptance permits/certificates after construction, our client trade dress and final Property certificate according to the project time plan.
？ Coordinate and support the retail functions to obtain all permits and licences necessary for store opening.
？ Support project compliance managers to secure the external infrastructure is in place to support an easy and safe access to the our client store via road/ public transportation and the pedestrian flow around the site.
？ Support project compliance managers to secure with the government the time plan for all external infrastructure works also including temporary access to support the construction.
？ Support project compliance managers to secure all necessary infrastructure projects are completed on time in order to support the store opening by continual follow up on time plans and negotiation with government bureaus and external contractors.
？ Monitor the follow up on all terms in IA / Land contract and implementation through government/ authority counterparts.
？ Support to coordinate with SPM and SRPM to ensure smooth hand-over of the store, and connection of infrastructure network to site.
？ Give support on relevant project issues as required to secure the success of the store project
？ Working together with Share Services and Documentation function, concerning documentation routine related to permitting. Update the routine when necessary
？ Support the documentation function to maintain all the permitting and approval documentation.
？ Regular co-ordination with our client Legal, including documentation and implementing best practice.
Requirements
？ 10 years working experience preferably with in project management and/or permitting business
？ Adequate university/Bachelor degree or equivalent knowledge
？ Computer literacy
？ Very good knowledge and understanding of project permitting process and policy in China
？ Basic knowledge about project process and construction process
？ Basic knowledge about legal compliance in projects
？ Self awareness and understand how your behaviour effects others
？ Strong integrity and fearlessness
？ Driving and constructive, with the competence to work as well independent as in a team
？ Ready to travel during working weeks domestically
？ Strong leadership skills and the ability to plan and prioritize wisely
？ Excellent communication skills and task focus
？ Very good Chinese and English verbal and writing skills
？ Good understanding of importance of business compliance within our client
？ Excellent social competence and outstanding diplomatic skill to act in different situations, management levels and cultures
？ Dealing with conflicts between timing of project process and timing of permitting process
？ Dealing with conflict of interest between different parties
