Job Summary

Responsible for directing and managing all aspects of the maintenance activities and projects of UBR buildings, infrastructures and assets including Roofing / Flooring / Hardscape / Fences / Gates / Doors / Windows/ Hardware / Facades / Scenic / Paint / Carpentry etc. in the area of Theme Park/City walk/Team Housing. Management budgets and resources to ensure full compliance with applicable regulations while maintaining superior show quality and customer satisfaction. Maintaining a high standard of Guest Satisfaction (GSAT) and Team Member Satisfaction (TSAT). Promoting safety through education and training and leading by example.

Major Responsibilities

Ensure the safety of all team members and guests by understanding and complying with UBR requirements and actively participating in Environmental, Health, and Safety responsibilities by following established UBR policies, procedures and training.

Direct and oversee the day to day maintenance of all buildings, infrastructures and assets including Roofing / Flooring / Hardscape / Fences / Gates / Doors / Windows/ Hardware / Facades / Scenic / Paint / Carpentry in designated area to ensure safety of all guests and team members as well as maintaining proper show quality.

Responsible for a comprehensive program of preventive and corrective maintenance for buildings, infrastructures and assets including integrating required preventive maintenance plans, job plans, procedures, spare and consumable parts program, safety programs into the Computerized Maintenance Management System (Maximo).

Ensure all buildings, infrastructures and assets Expense and Capital projects are kept on budget. Develops a scope of work for projects based on the Capital & Expense plan, completes bidding & awarding the construction documents.

Manage contractors, vendors and government agencies to secure reliable and cost effective services and adhere to all applicable regulatory responsibilities. Conducts and oversees effective negotiations.

Develops and oversees GSAT initiatives for downtime time reduction and superior operational readiness of attractions.

Responsible for ensuring the growth and development of the team. Ensure all of the team is properly trained for work activities and managing team members.

Perform other duties as assigned.

Qualifications

8+ years’ experience in buildings, infrastructures and assets maintenance including Roofing / Flooring / Hardscape / Fences / Gates / Doors / Windows/ Hardware / Facades / Scenic / Paint / Carpentry etc.

Familiar with Integrated Facility Management practice and standards.

At least 5 years in a manager role or equivalent combination of education and experience. Theme park, Shopping mall, Complex, Hotel, Apartment experience preferred.

Facility Management Professional certificate preferred.

Computer literate with multiple software applications (i.e., Word, Excel, MS Project)

English as working language is required.

Proficient with basic engineering deliverables such as drawings and specifications.

Maximo knowledge preferred.

Knowledge of construction contracts development and administration preferred

Familiarity with building, infrastructure and assets maintenance regulatory requirements and permit.

Able to work 1st, 2nd, or 3rd shifts and weekends.

Education

Bachelor’s degree in Facilities/Maintenance management, engineering or construction

management is required.
