SCOPE OF THE ROLE职责范围

• Maintain and repair building facility including ceiling, floor, wall, door, windows, stairs, lights, furniture and locker etc.维护、维修工厂建筑设施，包括天花板、地面、墙体、门窗、楼梯、照明、家具和锁具等
• Responsible for maintenance and management of the following equipment ,including HVAC, power station, air compressor, water supply and drainage system,  water chiller system, water temperature controller and steam heating exchanger, lift crane etc.负责 以下设备的维修和管理，包括工厂的供热通风与空调设备、配电室、空压机、自来水供排水系统、冷却水系统，模温机及蒸汽加热换热系统、行车等
• Responsible for external service including street lamp, gardening, pest control, LED Logo负责公司外围服务，包括路灯、花草、害虫控制及公司LED Logo
• Responsible for energy or water supply, metering, payment, energy analysis and related business负责公司水电供应、计量、付款、分析等相关业务
• Responsible for instrument calibration and all related document update management.负责计量器具的校准和文件更新工作

  ROLE PROFILE岗位描述

Preventative Maintenance Programs 预防性维护程序

• Construct and implement an appropriate Preventative Maintenance Program that results in minimum equipment downtime 建立和实施恰当的预防性维护程序，以达到最低的设备停机
• Ensures required checks are carried out as and when required by the Preventative Maintenance Program 当预防性维护程序需要时，能够保证所要求的检查得以实施  
• Carries out major inspections and corrects any issues found during these inspections   对检查中发现的任何问题进行主要的检查和调整
• Continuously refines Preventative Maintenance Programs to ensure the right level of balance is being achieved between inspections and equipment reliability.  持续改善预防性维护程序，以保证检查和设备可靠性达到较高水准的平衡  

Continuous improvement 持续改进  

• Is able to accurately analyse the root cause of repeat equipment breakdowns and take improvement actions  能精确分析重复出现的设备故障的根本原因，并采取改进措施  
• Makes suggestions for equipment modifications to correct regular faults 为设备改进提供建议，以纠正频发故障
• Provide appropriate technical support on site equipment modifications.  对公司设备改进方面提供技术支持  

Solve urgent equipment faults解决设备紧急故障

• Responds quickly to urgent requests for assistance from maintenance team.   对维修团队的紧急援助请求做出迅速反应 
• Is able to quickly diagnose and correct equipment faults in conjunction with external support if   required.  能够迅速分析和解决设备故障，必要时寻求外部支持 
• Communicates progress   with fault correction with line and factory management  同生产线和工厂管理人员沟通交流故障解决进度

•  You are expected to understand Health and   Safety matters that relate to your role and to manage daily activities to   fully comply with all HSE legislation, regulations and policies    明白健康和安全与本岗位有重大关系，遵守卫生安全管理局的制度法律、法规和政策，管理日常工作活动。

REQUIREMENTs 任职要求

• At least 5 years experience on facility/maintenance management in manufacturing company.至少5年生产企业设施或设备维护方面的工作经验
• Bachelor degree or above in electrical/mechanical/civil construction engineering, air-conditioning system.本科学历以上，电气/机械、建筑工程、空调系统方面专业
• Has experience with management team有团队方面的管理经验
• Strong organizational skills , ability to prioritize tasks appropriately and manage different issues simultaneously.很强的组织技能，能按照问题优先级同时处理多个问题
• Can interpret engineering drawings 能解读工程设计图纸
• Good English writing and reading, Good English speaking and listening is preferred.英语读写流利，听说流利优先
