职位描述

Basic Purpose and Objective of Job:

1.Achieves store network development target. Key components include:

a.Develops local store network strategy;

b.Actively scouts for new sites?;

c.Develops and collaborates with strategic partners in site selection and negotiations;?

d.Analyzes new site attractiveness and conducts feasibility studies;

e.Leads site contract negotiations.

2.Possesses deep understanding in real estate development- new zones, new projects, catchments characteristics, potential tenant mix (for new sites), market intelligence on rental rates, quality of landlords etc.

3.Develops and coaches local support team

Establishes effective and trusting relationship with:

a.National and local real estate agents;

b.Existing and potential landlords;

c.Strategic partners;

d.Internal Construction and New Store Opening teams.

4.Establishes Mannings as the preferred Health & Beauty format tenant.


Principal Accountabilities:

1.Maintains a pipeline of active site assessments, discussions and negotiations at all times.

2.Maintains deep understanding in the development trends of key regions-new zones, new developments- proactively identifies new store opportunities and pursues accordingly.



Principal Accountabilities (Continued):

1.Maintains strong industry ties to be able to tap into local, ad hoc opportunities;

2.Establishes and maintains good working relationship with strategic partners, creatively identifies, structures and executes joint working models on multi-site basis;

3.Maintains up to date understanding in competitor foot print to identify and address missing opportunities for the Company;

4.Monitors all site selection and negotiation processes;

5.Leads and conducts feasibility studies, based on catchments' analyses, competitor analyses and comparable

store performance, and presents recommendations to property committee;

6.Attracts, coaches and motivates subordinates and local support to achieve store growth target.To negotiate

rental of a renewal store to maintain in a profitable trading;

7.Works closely with different departments, such as construction (implementation), merchandising and operations ( site assessment).



POSITION DESCRIPTION

Dimensions:

1.This is an individual contributor job with the responsible to supervise and monitor the performance of real

estate agencies and service providers;

2.The individual is required to collaborate with, mobilize and supervisor local Company resources here applicable

Decision-making Authority:

Works under general guidelines and acts independently in area of expertise, escalating to supervisor on a need basis.

Immediate Priorities:

Identifies and secures sites in East and North China for business growth.



Knowledge and Competencies Required to Perform Job:

1.Tertiary education with at least 5 years' retail property experience, preferable with retail background.

Professional qualification in property and construction will be an advantage;

2.Strategic business thinking and strong in execution. Good commercial sense;

3.Strong leadership competencies, proven capability in organization building, talent acquisition and development, sound financial management skills, results-oriented;

4.Change agent who can effectively influence stakeholders and drive acceptance of change;

5.Customer focused and a strong team player;

6.Excellent communication and interpersonal skills;

7.Excellent presentation and negotiation skills;

8.Excellent analytical ability;

9.Proven administrative skills, and manage good relationship with local government & official related to

licensing issues, store renting;

10.Good spoken and written English.
