职位描述：
工作主要职责说明：
1、全面负责物业工程、保洁、保安及租户服务等各项工作，按公司整体发展战略制定和调整物业管理发展策略;
2、 监督下属员工遵守内部规章制度;
3 、制定物业管理工作计划,制订及随时修订各项物业管理规章制度;
4 、监督指导下属部门的各项工作;
5、协调解决各子部门之间和及与其他部门之间的问题;
6、负责审订与物业管理相关的各类服务及物资采购合同、工程合同等;
7、积极主动地维护物业，及时发现问题并提高物业管理的效率;
8、负责与开发商及外包单位沟通协调工作，能承受一定的工作压力。

资格及经验要求说明：
1、五以上物业管理行从业经验；其中二年以上20万平米以上商业区物业经理或管理处主任工作经验。
2、能够领导团队，创造团队协作氛围，影响并带动团队成员不断进步。
3、可以很好地表达出自己的思想和情感，并使沟通的对方感到舒适，达到沟通的目的。
4、能进行跨部门的沟通协调工作，获得大家的认可。
5、能够处理部门的突发事件。
6、能够在工作过程中提出新的思想，不断推动工作的发展。
7、能分析并把握事件的问题点，并有针对性的采取相应措施。
8、能独立进行一般项目的公关谈判，具有良好的公关技巧。
