Objectives
The Portfolio Manager has the overall responsibility for the operation of 9 malls within the Bamboo portfolio
Responsible for ensuring smooth and consistent retail operations and property management services for the shopping centres and portfolio.
Maintain effective communications and amicable working relationship with clients.
Translate the business strategy for reach mall into actionable plans and procedures.
Enable the mall General Managers to run their shopping mall business efficiently and profitably.
Translate the portfolio business plan into actionable plans and procedures.
Ensure delivery of services within agreed quality standards, comply with the established PAM rules, policies, audit and reporting requirements applicable to RAM, and within budget.
This role is also responsible for fulfilling all legal and contractual obligations on behalf of JLL.
Accountabilities
Core Responsibilities:
1. Client Management
2. Build and manage the HQ portfolio management team
3. Planning (with Project Management), Operating and Reporting
4. Develop a training plan for the mall manager with the emphasis on performance
5. Develop a training plan for the mall management team, based on deficiencies and training needs identified by the mall manager.
6. Support to the Day to Day Operations (across portfolio under management)
7. Coach & direct the mall managers on how to manage and lead the leasing, marketing and operations teams.
8. Liaison with the Asset Manager (SCPG) to develop the leasing, marketing and business plans for each asset
9. Translate the marketing and leasing strategies into clear and executable marketing and leasing plans.
10. Identify and develop best practices from shopping mall management teams; share best practices to ensure a consistent approach to the mall management
11. Regulatory Obligations (emphasis on operations)
12. Risk Management (set-up and operations)
13. Planning Documentation ( Review and Improve the Standard Operating Procedures)
14. Maintain our position as “independent agent” under the PRC tax laws governing off-shore entity in China, and mitigate our legal risks as registered PM company of the portfolio.

2. Monitor progress against own performance measures and achieves results with regular consultation from direct supervisor.
3. Actively search out improvement opportunities and implement them after consulting on strategy and options with their direct supervisor.

Key Performance Indicators
? Short term performance of the Centres, taking into consideration the current state of the Centres (operations, tenant mix, buildings, etc)
? Medium term performance (visitation, retailer sales, customer satisfaction with etc.) from the Centre
? Long term performance Maximising sustainable net rental income and asset valuation
Required Qualifications, Skills & Experience Qualifications
1. Tertiary qualification University Degree or Diploma preferred
2. Member of Professional Institution (e.g. RICS, CEng, RPE, APEC Eng, EMF Eng) preferred
Skills & Knowledge
1. Strong general management skills
2. Strong team management skills
3. Strong project management skills
4. Strong communication and coaching skills
5. Fully bilingual, must read, write and speak fluently in Chinese and English
6. Good diagnostic skills essential
7. Resource Planning (including creation of onsite team roster)
8. Asset Management (Inc. Lease Management) System knowledge
9. Marketing set-up experience preferred but not essential
10. Building Technical Knowledge preferred but not essential
11. Familiar with PRC Building codes, rules and regulations
12. Familiar with LDI and local government bureau practices
13. Intermediate computer skills with Microsoft Suite programs including Excel spread sheets / budget
