职 责
1.销售管理：
负责项目的整体销售、策划、推广以及相关人员培训等工作；
制定各项目销售目标和销售计划，审核各类销售资料、销售文本；
监控各地产公司销售实施情况，定期汇总分析销售数据；
监督和指导案场签约及回款；
组织对案场银行按揭资料收集情况的统计和督导；
制订项目月度、季度、年度销售回款指标并监控指标完成情况；
跟踪和审查项目上报的售价、调价等信息；
对项目日常销售过程中的问题提出处理意见；
监督集团对各项目营销指令的执行；
指导项目营销推广计划、费用的管理及各类营销道具制作；
2.市场分析：
负责对项目所在地房地产市场信息、竞争对手信息、重点楼盘信息等的收集分析研究；
收集、整理和研究项目所在地房地产市场消费者行为模式、消费趋向、市场价格走势等；
组织将收集的信息、研究的成果逐步建立公司市场信息库；
负责提出项目价格策略，组织确定项目价格；
部门管理 负责本部门工作计划的制定、工作总结和分析，确保各项工作按计划进行；
负责本部门员工业绩的考核工作，实现员工绩效和部门组织绩效目标的一致性；
负责本部门员工的培训和培养，促进员工的发展；
负责部门间、部门内工作沟通、协调与配合，实现资源的有效整合。
体系建设 制定体系内部标准应用指引，促进内部体系的完善；

任职资格
统招本科以上学历，硕士以上学历优先；
市场营销、广告学、传播学相关专业，重点高校毕业生优先；
10年以上房地产相关工作经验；百亿销售额及多业态、多项目销售管理经验者优先；
具有7年以上同岗位工作经验；地产Top30相关工作经历者优先；
不少于3个10万方以上综合体销售管理经验，有一、二线城市标杆项目者优先；
