职位描述
SRE - Location Manager/不动产及设施经理/facility and real estate manager/设施经理/facility manager/
负责两个区域6家工厂左右的不动产(房地产)及设施的管理
可选择区域:上海和杭州或者南京和杭州
Main Responsibilities:
Entrepreneurial management of real estate business for the locations with assigned P&L responsibility in accordance with NEA SRE AM strategy (RE operation);
1.Driving continuous improvement of real estate costs for internal customers
2.Customer Relationship Management with LE Mgmt. (measured by KPI)
3.Manage interaction with Authorities
4.Close cooperation and communication with SRE AM District General Manager and other NEA SRE functions as providing support to BS and PS related projects
5.Regular status reports to SRE AM District General Manager
6.Manage smooth real estate operations in the serviced locations
7.Manage performance of the outsourced FM service providers
8.Management of tender process, negotiation and closing of external lease and service provider contracts within LoA
9.Support development of local real estate portfolio
10.Single point of contact for all internal and external SRE issues
11.Management of assigned AM small projects
12.EHS & Security / Crisis Management responsibilities
13.People development, evaluation, target setting, coaching, functional and partially disciplinary leading
Working Partners/Contacts
Tenants; FM in LE; CEO, CFO, Corp. Functions of LE; SRE AM District General Manager; NEA SRE HQ functions; Real estate agents; External landlords and lessees; Vendors and Service providers, Consultants, architects; Local Authorities; Siemens Province / GA Organization; SLC Corp. Functions (e.g. Tax, Legal, CSCM)
Knowledge/Languages requirements
1.Knowledge of Siemens business, organization, processes and internal customer requirements
2.Knowledge of RE market in the country/area as well as mechanism and tasks
3.Knowledge in multiple corporate real estate disciplines, e.g. asset, property and lease management, FM & procurement of RE services
4.Basic knowledge in strategic RE management, location concepts, construction, RE development and RE property purchases and sales business administration and general management on assigned portfolio
5.English language knowledge: advanced and above, native language skills are must
6.Knowledge about regulatory requirements (e.g. approvals, licenses, construction, fire, safety, elevators, electricity,..) and special govn. incentives (tax, subsidies,..)
Experience and Qualification requirements
1.B-Degree in engineering or other advanced real estate related technical degree or contract management;
2.Basic knowledge in Business Administration (Budgeting, Forecast, cost control, …);
3.Customer orientated (in depends to requirements Office = multi customer / Factory = cost focus) ;
4.Solid people management skills
5.Excellent communication and negotiation skills and social competency, continues improvement orientation (Best Practice, Benchmarking)
