Purpose of the position
Ensure that the management team and business managers received the financial and investment support, in compliance with local requirement and regulations to grow new acquisitions and development, for the ultimate expansion and growth of the company.

Responsibilities
(Major responsibilities and target accomplishments expected of the position including the typical problems encountered in carrying out the responsibilities)

1.Corporate Finance and Funding for all Projects in China
Main Activities:
-Be actively involved in all new projects, negotiating with banks for financing
-To source for the best financing terms so as to enhance the return of the projects.
-To independently handle negotiation with lenders for all the relevant loan documents with the help of legal department.
-To establish relevant relationship with financial bureaus. e.g. SAFE, Tax Bureau, SAIC, MOFCOM, etc.

2.Project Capital Structure and FS modeling
Main Activities:
-Review project capital structure and ensure most optimum structure is considered.
-Review the FS as prepared by the business managers and ensure assumptions used are reasonable, and highlight any discrepancies to the management.
-Build and implement financial models to assist the business managers in their review of investment projects.
-To conduct post implementation review of project variances and recommend changes for improvement

3.Capital Allocation and Cash Flow Management
Main Activities:
-To work closely with the China finance accounting team for more efficient management of capital allocation and optimize cash flow management.
-To assist the various cities’ finance managers in their loan review for efficient funding and compliance with legal regulations.
-Prepare and submission of regular cash flow forecast, covenants reporting and capital plan to Singapore HQ.

4.Enterprise Risk Management (ERM)
Main Activities:
-Supports on monitoring and rolling out of ERM initiatives to manage our risks
-Lead on ERM reporting including coordinate and review with project team on various risk indicators

5.Keeping Abreast of Latest Banking and Tax Rules or Regulations
Main Activities:
-Review and monitor the latest Banking and Tax Rules.
-Summarized and assess its impact to the project financials
-Share with management team and China Finance staff on a timely basis

6.Co-ordinate CIC meetings and assist the business managers and general managers in preparing feasibility studies and relevant project paper for HQ submission.

7.Any other special project or investment support which might be needed including researches/studies, and rendering advices on capital structure, tax, return study, etc

Academic Qualification
Bachelor degree in Economics or Finance, Accounting

Job Experience
More than 5 years experience in related fields in a MNC or large corporation. Big 4 experience will be an advantage.

Knowledge
The incumbent must have proficient knowledge in the following areas:
-Strong financial analysis skills, accounting or management qualification
-Very proficient in MS Excel, can set up FS Model independently
-Familiar with Chinese laws and policies relating to foreign investors especially in Real Estate Industry

The incumbent must demonstrate the following skills:
-Ability to work with other departments, in particularly the business development and legal departments
-Good analytical skills, and judgmental call
-Good written and oral skills both in English and Mandarin
-Excellent communication skills with both internal and external relationships
-Knowledge of Chinese GAAP, and a good understanding of Financial Statements
