职位描述
Responsibilities:
1) Property Management Business Plan
- Develop a medium and long term`s Business Plan Proposal, which may include Market position, service standard, professional fee projection, team building and profit return projection, etc.
2) Team Building
- Build up China property management & custom service team step by step, based on approved business plan and, schedule and budget.
3) Property Management License/ Qualification Certification Acquisition
- Initiate property management license / qualification certification acquisition program based on business plan;
- Work closely with internal & external resources to win the license as scheduled.
4) Real Estate Development Support
- Involve in project development plan argument, commercial positioning discussion, and provide professional advice from property management perspective;
- Assist in concept design, preliminary design as well as documentation from property management and operations perspective.
5) Property Delivery
- Participate in property delivering proactively, make sure all installations and facilities can be well utilized.
6) Property Management
- Provide support in a range of functions associated with leasing and maintaining properties in accordance with the owners instructions
- Responsible for implementation of preventative maintenance programmes and arranging maintenance/repairs to properties which are to be carried out expeditiously, economically and to an acceptable standard
- Ensure fire safety and security of the properties and maintain security devices
7) Asset Enhancement
- Plan, execute and manage capital expenditure in asset enhancement projects
- Optimise property life cycles and drive asset performance with innovative technology solutions
- Enhance operational efficiency and rental income growth through sound asset management
- Forge strategic partnerships with commercial landlords, operators, tenants and facility managers
- Impress upon cautious investors with strong organic growth and asset yields
8) Tenancy or Lease Administration
- Respond to general enquiries from potential tenants
- Responsible for tender management
- Prepare quotations and confirm of tenancy lease agreements including renewals
- Prepare and update rental list and websites and designing of brochures for properties
- Additionally responsible for designing and arranging for placement of suitable advertising material including window display
- Organise tenant activities
9) Customer relationship
- Provide an exceptional customer focus towards both prospective and existing owners and tenants
- Conduct open inspections and show prospective tenants through properties per appointment
- Act as liaison between tenants, landlords, and owners regarding prospective tenants, agreements, repairs and tenancy termination
- Oversee all vendors and personnel working at the property to maintain a high standard of performance in accordance with the terms of contracts and the expectations of the owners
10) Property Business Operations
- Prepare and present the annual operating budgets which include leasing assumptions, capital improvements, energy costs, safety system, and all other income and expense of the P&L
- Oversee the monthly financial reports for the properties
- Prepare property condition reports (ingoing, outgoing and periodic)
- Accurately complete all necessary documentation associated with leasing and managing properties, including the preparation and lodgement of rental documents, inspection reports, typing of leases, maintenance, etc.
- Prepare monthly property status reports to management;
- Collect rentals and Property management fees on schedule, to earn profit through effective operations.
Requirements:
- At least a Bachelor degree in Electrical/Mechanical Engineering /Building Services/Estate Management/construction management or related discipline from an accredited College / University
- Minimum 10 years of management experience at regional or national level.
- Solid experience in high-end commercial complex (shopping mall, office building, 5-star hotels or above) and residential projects is a must.
- China working experience will be an added advantage
- M&E Knowledge and familiarity with building construction
- Experience working on cross functional teams, multitasking and managing time independently with little direction
