职位描述
主要工作内容:
- 与所负责项目的业主建立良好工作关系
- 报告及宣传项目和楼盘的绩效
- 定期向业主汇报工作情况
- 监督现场管理团队的工作情况
- 必要时协助业主采取纠正整改的措施
- 向内部沟通物业业主相关事宜
- 与现场管理团队合作采取适当措施
- 与现场及总部团队合作审查年度营运预算及资本支出预算
- 根据审核通过的营运预算及资本支出预算,监督营运及资本开支
- 监督现场设备器械维护的进程和质量
- 实施租户保留计划,与现有租户及潜在租户建立、保持良好合作关系
- 协助业主或指定的总部资产经理处理其它资产管理相关事项
- 国家及上海市规定的节假日前积极拜访租户
- 协助并参与物业的宣传活动、租户活动等
- 协助其他租赁/租户相关事宜
资质要求:
- 咨询、房地产等相关专业本科或以上毕业;金融或经济毕业生也纳入考虑
- 积极、上进、勤奋,具有团队合作精神
- 能良好地理解业主的需求
- 良好的沟通能力及人际相处能力
- 自主、外向、独立的工作作风
- 任务导向型并具良好品格
- 分析能力强,对资产管理有全面的认识和理解
- 对物业管理所涉及的保险类型及政策有丰富认识
- 财务知识和基本的工程知识是加分点
- 必须有流利的英语会话、写作能力
- 在物业开发、管理、顾问服务领域3-5年的工作经验
- 相关海外工作经验也会是额外加分点。
Key Accountabilities:
- Accountable for maintaining relationship with the assigned managing project's landlord
- Communicate externally on portfolio performance
- Regular reporting to landlord
- Supervising the work performance of on-site management team
- Work with landlord to take corrective actions when necessary
- Communicate internally on landlord issues related to the property
- Work with on-site management team to cooperatively drive action plans
- Work with site and HQ team to check the initial annual OPEX budget and CAPEX budget
- Monitor regular operating expenses in line with the approved OPEX budget and CAPEX budget (if any)
- Supervise work implementation of site M&E system maintenance plan
- Implement Tenant Retention Program to maintain a good relationship with existing and/or potential tenants
- Assist landlord or the manager’s assigned asset manager from HQ for any other asset management related issues of the property
- Actively visit tenants on holidays set by local Shanghai municipality and China central government
- Attend and assist any other property promotion activities, tenant activities etc.
- Assist any leasing & tenancy related issues.
Requirements & Qualifications:
- Degree holder in surveying, real estate or related disciplines.
- Candidates with background in finance and/or economics will also be considered
- Proactive, ambitious, hardworking and a team player
- Good comprehension of Landlord’s requirement
- Excellent communication and interpersonal skills
- Self-motivated, outgoing, independent
- Task oriented with a high level of integrity
- Strong analytic skills and comprehensive understanding of asset management
- Strong knowledge of insurance policies relating to property management
- Financial acumen and basic engineering knowledge is preferred
- Fluent English speaking and writing capability is a must
- Minimum 3-5 years’ experience in property development, management and consultancy services
- Related oversea job experiences will be a plus
