Key Responsibilities
1. Leasing
· Identify market segments and prospects.
· Be responsible for leasing vacant shop units at competitive market rates and achieving maximum occupancy.
· Be responsible for timely renewal of existing leases at budgeted or competitive rents.
· Negotiate with tenants/prospects for the best terms, conditions and rents for both new and renewal leases.
· Explore leasing opportunities.
· Be responsible for proper lease documentation.
· Propose rental rates based on market information and improvement to proposals to the management.
· Prepare budget target and ensure achievement of budgeted revenue and occupancy rate.
· Ensure accurate and timely billing for gross turnover rental.
· Monitor and ensure that accurate and proper update of tenants’ data and tenancy details are entered into the Finance system for billing.
· To ensure timely handover and taking back of shop units.
· Analyze rental, sales and occupancy reports.
2. Arrears Management
· To manage arrears.
· To review reports and ensure that reminder letters are sent to tenants with arrears.
· To liaise with internal Legal, Finance and external lawyers in the issuance of Letter of Demand, Notice of Forfeiture, etc.
3. Tenants’ Relations
· Attend to tenants’ feedback/requests.
· Develop and maintain cordial relationships with tenants.
· Meet/Liaise with tenants who have defaulted in the lease terms to ensure that they rectify the default.
4. Others
· Preparation of monthly reports.
· To manage the Point of Sales (POS) Backend Mall Consolidating System (PBMCS).
· Other duties as assigned.
Skill Requirements
· Diploma or degree holder in Estate Management.
· 5 years’ relevant experience in leasing in the real estate industry, with at least 3 years in a managerial position.
· Familiar with leasing procedure for retail industry.
· Familiar with the laws and regulations regarding contracts, skilled at business negotiations.
· Possess strong interpersonal and communication skills.
Will to travel.
