I. Primary Purpose

· Management and insure the projects are done on time, in good quality and within budget

· Establish and mange the maintenance and insure the good condition of shops

· Insure franchise’s requirement and queries are fulfilled

· Monitor and motivate subordinate works

· Cost saving and better contractor sourcing and training

II. Key Responsibilities

Project Orientation

· Communication with Property Department and obtain the shop expansion plan

· Once the concession is confirmed and the LL information is received from Mango Property Department, contact the LL and insure that the drawing and site details are obtained beforehand. In addition, insure that the information from Mango Property Department is correct.

· Visit the site and carry out a site survey and meeting with LL

· Completion of site survey report and draft drawing

· Setting project plan and tracking

· Updating plan based on the confirmed obtaining date of preliminary drawings and open date

· Setting date and chasing the process of preliminary drawings

Design Development

· Review translated preliminary drawings

· Ensure drawings compliance with construction standards and site conditions

· Develop and finalize the project plan and schedule

· Coordination of the orders of the furniture and fixtures

M&E Engineering

· Ensure M&E Engineering service providers prepare and provide M&E, A/C and fire services drawings based on established MANGO Design & Construction standards/

Contract Administration

· Establish and manage procedures for the invitation of tenders in accordance with Mango’s requirements

· Establish and manage procedures for interviews with tenders

· Establish and manage Mango Standard BQ

· Review and analysis of tenders

· Establish and manage procedures for ensuring all relevant items are concluded with tenders

· Evaluate tenders by comparison files

· Final tender evaluation and nomination of the contractor

· Preparation of agreement format to the final tender

Submission

· Submission drawings to the BMO

· Clarification and negotiation with BMO with drawings queries and insure the approve from the BMO can be obtained as soon as possible

· Chasing the contractor with design certification of fire bureau submission and insure the starting date

· Chasing the process of fire bureau submission and insure the successful final inspection and obtaining of fire certificate

Project Management

· Project management on site and ensure all parts according to Mango design details and specifications

· Quality Control and subcontractor supervision if any

· Ensure the contractor are effectively achieving overall design continuity and intended design

· Provide inspection for the project during construction

· Conduct site meetings

· Prepare formal progress reports monitoring the performance of the project

· New requirements or variations to project during construction if any

· Conduct final inspection and provide defects report at the completion of works for rectification by the contractor

· Material control and receiving

· Coordinate with MANGO IT & Operation departments

· Coordinate with Main-con, Micro cement, alarm system & Footfall sub-contractors

· Ensure that all insurances required if any are purchased and copies of them are obtained

Franchise Management

· Consulting for franchise project

· Site inspection and furniture assembling for franchise projects

Post Occupancy Services

· Preparation close-out documents including As-built drawings, O & M manuals and warranty certifications if any

· Manage the good completion of pending items and resolution of any problems which may arise during the defects liability period with the contractor

· Chasing and inspection of defects rectification

· Prepare and issue certificate of making good defects rectification

· Cost control summary

Team management

· Monitor and tracking subordinate’s task and performance

· Subordinate’s training and instruction

· Decision making on subordinate’s queries

Others

· Shop closure management

· Management for renovation works

IV. Education & Experience Requirements

· Bachelor above

· Major in construction, engineering

· CET 6 above, excellent at listening, speaking, reading and writing

· At least 4 years work experience，experience in construction and decoration industry Priority

· Good communication skill, commitment to work

· Careful well set out work and can bear pressure
