JOB DESCRIPTION
TITLE
- SENIOR PROJECT MANAGER – Interior Fit-out Projects
BUSINESS UNIT

POSITION GOALS
- To accept total responsibility for the effective management of a Team or a number of Teams engaged in the execution of all phases of a project or projects from initial establishment of requirements and feasibility studies to final handover to the Client. The role provides coordinating thought and leadership to encourage maximum contributions of all participants in the projects and focuses these to produce a maximum value result
DUTIES & RESPONSIBILITIES
- Ensure that the various Project Managers / Project Teams work effectively:
- External for Client:
?At project start, to identify & record the needs requirements and constraints of the Client. To work out effective project plan, to achieve these goals.
?To create estimated budget & detail schedule as per Client’s various requirement.To assist Client to survey optional buildings, complete Due Diligent report.
?To represent the Client from inception to completion of the project.
?To assist Client to organize & analyse all tender and procurement of all contractors & suppliers.
?To manage the pre-design, design, construction and completion stages of the project.
?Establish and effectively lead the project teams to achieve the best possible performance from all members.
?Within each project, establish an effective organisation structure for reporting and responsibility, and to establish working procedures.
?Track and report on the actual progress & actual spending, compared to programs and budgets, and advice corrective action to Client.
?Be able to independently manage 2~3 project at the same time.
Internal for JLL:
?To represent and promote the company throughout the project.
?To achieve company profit targets set for the project.
?To market the company in its pursuit of project opportunities.
?Monitor and report on the Company resources engaged in the projects, and to allocate these resources to complete the project within the Company budget.
TECHNICAL AND ADMINISTRATIVE SKILLS AND COMPETENCIES:
Language & Computer Skills:
?Proficient in English, in both oral and writing communications.
?Proficient in Excel, Word to complete analysis & reports.
?Well practiced in creating detail schedule with MS Project or Excel.
?Well practiced in Power Point for presentations.
?Familiar with project related software, like CAD etc.
Manage, review and ensure that the Project Managers / Project Teams:
?Survey Client basic needs, complete commercial assessments and prepare PM proposals to Client.
?Organize & chair meetings & produce effective minutes.
?Prepare design briefs.
?Engage and manage professional consultants necessary for the design and documentation of the project.
?Carry out value engineering, buildability analysis, and critically review the design and documentation.
?Carry out efficient contract administration.
?Produce effective technical reports and regular program reports.
?Implement and appropriate quality control system.
BUSINESS SKILLS AND COMPETANCIES:
?Be familiar with local contractors & suppliers, deep knowledge in market prices.
?Understand the legal requirement for each project and action parties.
?Assist the Project Teams as appropriate to carry out commercial negotiations with contractors, consultants and authorities.
?Contribute to market analysis and the marketing process.
INTERPERSONAL SKILLS:
?Motivate the Project Team members.
?Provide leadership to the nominated Project Managers and Teams.
?Ensure effective delegation of responsibility and authority.
?Create an environment where all Team members are encouraged to contribute.
?Manage company staff to achieve enthusiastic and effective contribution to the project.
?Ensure an effective profit / cost management and reporting procedure is followed for all nominated Project Managers / teams.
?Assist the General Manager in setting a strategic direction for the division in the market.
?Actively execute projects in such a manner as to eliminate Jones Lang LaSalle Project and Development Services group’s exposure for engaging in less than optimal courses of action on behalf of the Client.

?A high level of competency at the required levels of Project and Development Management as described in the attached “Project Management Competencies” statement.
?Demonstrated willingness and ability to constantly improve existing competencies to exceed the minimum requirements for ‘Senior Project Managers’.
?Demonstrated strategic and leadership skills, including business development, networking, marketing and a high level of business skills.
?Accomplished in profit planning and maximising the company’s profitability whilst maintaining high levels of employee morale, and Client satisfaction.
EDUCATION/ WORK EXPERIENCE:
?A degree in a relevant field, and five (5) years experience related to all aspects of Design/Construction/Project Management in Interior Fit-out Projects, for multi-national Clients’ corporate office projects.
?A strong understanding of all aspects of Interior Fit-out Management including, management on schedule, quality, cost, and risk management, negotiation, etc.
?Retail roll-out / hotel / educational / healthcare / industrial fit-out projects experiences will be beneficial
