1、全面负责本部门的各项日常工作；
2、制定本部门的组织机构和管理运行模式，并能有效地保障建筑、装潢和设备的完好；
3、根据营业情况和气候及市场能源价格情况，提出节能运行的计划和运行维修费用预算；
4、分析工程项目报价单，重大项目应组织人员讨论并现场检查施工质量与进度，对完工的项目组织人员进行评估和验收；
5、配合安消部搞好消防、安全工作；
6、考核运行经理及维修经理对其工作做出指导和评估。

职位要求：

1. 35～50岁，仪表端庄、举止大方；
2. 相关专科毕业，持有相关专业合格资质证书；
3. 对大型办公楼之装修和机电有较全面的认识，具5年以上大型办公楼同等职位工作经历；
4. 具有设备管理、系统改造、维护管理、二次装修管理工作经验；
5. 有较强的团队管理能力、计划与执行能力、沟通与协调能力；
6. 良好的中文、懂电脑操作及使用有关软件。
