1、负责编制本部门的年、月度维修及保养计划，并组织实施；
2、负责项目所有公共设施、设备的日常管理，发现问题及时处理、上报，确保共用部位完好，满足使用条件；
3、负责部门员工年、月培训计划的制定及组织实施；
4、负责日常报修处理的监督检查，同时做好有偿服务、维修项目的月度统计分析；
5、负责审核各专业的应急预案，审核各班组提交的合同招标、工程询价、Memo申请、付款申请等文件；
6、负责项目公共区域能源消耗的管理，每年制定节能计划，每月进行能源消耗分析工作；
7、制定工程部年度费用预算，并控制费用预算的执行情况；
8、负责安全生产，保证人员安全、设备安全、消防安全。
9、控制外委承办商的工作质量。接待政府有关部门对大厦设备设施的检查并整改。

职位要求:

1、工程技术专业大专以上或同等学历，具有工程师技术职称或同等职称；
2、具有良好的组织管理能力，善于沟通，能够协调各部门的关系；
3、在高档大型物业或四星级以上酒店中担任过工程经理3年以上或工程师5年以上；具有7年以上技术管理经验；
4、熟悉智能化建筑的暖通、空调、给排水、强电、弱电、装饰、装修等专业知识。
