职位描述
基本职责(包括但不限于):
Essential Functions(Including but not limited):
开发设施项目,改造和新建。从初期阶段,通过规划,设计和建设来支持NIP设施管理和资本改进。
Develops facility projects, both renovation and new construction, to support NIP’s facility
management and capital improvement, from initiation stage through planning, design and
construction.
开发设施项目的概念规划和预算,以支持财政决策。
Develops conceptual plans and budgets for facilities projects to support fiscal decision- making.
协调NIP 团队,委员会,客户和其他各方,以促进合理的设施规划,预算和调度。
Coordinates with NIP groups, committees, clients, and outside parties to facilitate rational Facility planning, budgeting, and scheduling.
为项目初始起草规划文件,以获得工程和执行层的审批。
Develops planning documents for initiation of projects to gain approval at Property and Executive level.
准备申请一切必要会议需要的提议和实施,以促进建筑,工程和施工管理服务的雇佣。
Prepares requests for proposal and conducts all necessary meetings to facilitate hiring architectural, engineering and construction management services.
监督和报告规划和施工的所有进度。
Monitors and reports on all phases of planning and construction.

Coordinates all parties involved in the planning, design, and construction process.

Develops and maintains facility project budgets.

审核合同规划和规格是否符合相应的建筑规范和项目要求
Reviews contract plans and specifications for compliance with appropriate building codes and project requirements.
接收专业咨询师和承建商的付款请求,并依据完成的工作或提供的服务进行付款。
Receives pay requests from professional consultants and contractors and approves for payment, based upon work performed or services rendered.
监督和促进施工合同纠纷和索赔的决议。
Monitors and facilitates resolution of construction contract disputes and claims.
协调租户在设施空间的迁入和迁出。
Coordinates with tenant move-in and move out of facilities spaces.
监督施工合同的完工,并维护相关文档文件。
Monitors construction contract close-out and maintains documentation files.
协助项目管理活动在大学系统下新标准的开发和实践。
Assists in development of new standards of practice for Project Management activities with the University system.
开发和维护NIP施工标准。
Develops and maintains NIP construction standards.
支持NIP工程部的其他职责。
Support NIP Property department in other duties as assigned.

Minimum Qualities:
建筑,土木,电气,机械,结构工程或施工管理,或相关领域的学士学位。或5年规划和施工经验,其中包括1年的建设监管经验。或者,9年的逐级负责施工的经验,其中包括1年的监管经验。或者,任何的与此相当的知识,技能和能力的工作经验和/或教育。
Bachelor's Degree in Architecture, Civil, Electrical, Mechanical, Structural Engineering
Construction Management or related field AND five years of planning and construction
experience; which includes 1 yr of construction supervisory experience; OR, Nine years of
progressively responsible construction experience, which includes one year of supervisory
experience; OR, Any equivalent combination of experience and/or education from which
comparable knowledge, skills and abilities have been achieved.
