Position Purpose

To lead and be the main resource on Vision Planning activities of the assigned market. To strategically map out the assigned territory or assigned market for McDonald’s long term profitable growth through increasing market share and penetration of McDonald’s in the IEO industry of China. To lead and be the main resource on Vision Planning activities for the assigned territory to maximize returns and asset base opportunities. To promote fact-based culture within development team respecting sales projection, market planning, impact analysis, customers survey, P&L accuracy. Is the subject matter expert with Urban Planning, Real Estate trends and new developments. Key Customers include New Store Development Team, Asset Management, Alliance, Operations, Construction, Finance, Business Insights, Government Bureaus and Outside Consultants.

Principal Accountabilities
主要职责:

Strategic Planning / P.M.O. Plan Execution
战略规划/PMO规划执行
Acts as the main resource for all Vision Planning activities of the assigned market.
担任指定市场及区域远景规划的主导师
Execute P.M.O./M.P.S. process within assigned territory to maximize its development opportunities for the next 5 years (especially on identifying 0% Trade Areas and 10% pipelines)
在指定区域内通过运用PMO/MPS系统来最大化此区域内未来5年的发展机会(特别是确定出商圈和10%机会点)
Execute opening plan for the assigned territory as aligned with Market 31Q Plan.
以市场的31Q plan为导向来执行指定区域内的开店计划。
Identify new potential sites in the market, visit the trade areas and evaluate their sales potential, conduct surveys to evaluate quality of trade area including impact analysis through trading area study
在市场内确定新的潜力点,调查商圈和评估其销售潜力,通过调研来评估商圈质量并包括通过商圈研究来做门店影响分析。
Collect, provide, maintain and ensure accuracy of demographic/market data submitted to Real Estate Manager and codify all data / information collected in the centralized system.

Compile jointly with the New Store Development Representative the Real Estate Package, is accountable for information including traffic generators - quality and quantity, sales projection / financial projections and the recommendation on Decision Logic, for management approval.

Introduce brand extension opportunities in the new sites to optimize sales potential as appropriate and aligned with company’s business plan.

Assess market trend and market potential and make recommendations on closing, relocation, reinvestment / reimaging of existing restaurants.
评估市场发展趋势和市场潜力,从而提出建议是否关闭,搬迁,重新投资/重新装修现有餐厅。
Make recommendations on TAS projects, manage the outside consultants and ensure the learnings are channeled back to the team.
在TAS项目上提出建议,管理外部顾问,并确保将所学的内容反馈给内部团队。

Assess sales potential and impact of each potential trade area and pipeline.

Provide accurate sales projections based on known facts about the site e.g. traffic generators, pedestrian counts, etc.

Provide assessment of the fair market rental of the subject trade area / pipeline and make recommendation on Lease vs. Purchase, the rental / purchase price level.

Assess seating size required based on the sales potential assessed.
根据预估的销售潜力来评估所需的座位数。


Business Relationships

Build good relationships with Government Bureaus, outside consultants or other organizations / persons in relation to identifying / assessing current and future development opportunities for McDonald’s.
与政府部门,及与麦当劳未来发展有关外部顾问及其他组织/个人建立良好的关系。
Cultivate and promote open working relationships with other McDonald's departments.
培养和促进与麦当劳各部门的工作关系。
