工作职责:
1. Benchmark
Based on the opening strategy of the Company (in terms of number of stores and size), the Area Development Manager is involved in the evaluation of the potential areas for the new branch and partner stores.
The Area Development Manager should develop a highly precise knowledge of his/her assigned territory (through benchmark), i.e. average rent price, competitors’ location, customers flow, catchment population, and etc.
o Continuously investigate the business districts and collect information in his/her assigned territory in order to understand the local market, its evolution and the way it may affect the store opening plan,
o Support the yearly national development planning.
If he/she detects a new interesting location, he/she should alert the real estate director in order to support the growth of the Company.
2. New distribution locations/partners development
Branch Stores
While maintaining a significant market monitoring, the Area Development Manager is responsible for detecting new locations for the branch stores, in order to support the Company development strategy.
In his/her allocated area, he/she should develop and maintain strong relationships with the local developers and real estate agents.
After having collected information about the area, he/she should select the most suitable locations for the branch stores according to the Company requirements, in terms of location, store size…
During this process, ADM should closely works with the Sales and Concept departments in order to check customers flow tests, TO estimation and construction feasibility inspections.
The Area Development Manager prepares the Store Application material to be validated by the Real Estate Director.
Once it is approved, the ADM should manage the contract signing process with the landlords or the real estate agencies, and in close cooperation with the Legal Department, Concept Department and Financial Department.
Based on the Company objectives, the Area Partner Manager is responsible for developing the partner network in order to support the development plan of the Company.
Partner Stores:
This includes:
o The research for new potential partners in the assigned territory (by using the available channels and resources),
o Selling the organization and the benefits of our company and partners system to the prospective partners,
o Presenting the case for partnering to senior management. In case of validation, he/she is in charge of the preparation of the material for the partner application, to be validated by the National Partner & Sales Manager before sending out.
o Managing the process of achieving sign-off, both within the Company and the partner.
o Working out the partner’s development plan (give suggestion according to previous benchmark study to find good store location),
o Assisting & coordinating the preparation of the store opening (with the cooperation of the concept and finance departments about construction and payment issues).
3. Branch Store opening preparation & Follow-up
Acting as the main contact of the developers and real estate agencies, the Area Development Manager supports the Concept & Sales department throughout the store preparation and opening steps.
o Inform the Concept Department about the valid date to begin the construction,
o Coordinate the relationship between the real estate agencies / landlord and the HQ departments if it is necessary.
After the store opening, the Area Development Manager should follow-up the sales performance.
In case of bad results, he/she should detect the reasons: if it happens that they are linked with the store location, he/she should ensure that the same mistakes won’t be repeated in the future.
He/She should follow-up the issues such as contract renewal, store closing, change of location, etc.
4. Partners Relationship
The Area Development Manager is responsible for the partner relationships and satisfaction in the field of real estate, in assigned province: he/she is the primary point of contact within the Company for dealings with and enquiries from the partners in the field of real estate.
In case of any problem, any conflict, the Area Development Manager manages it and should solve it. If no solution can be found, he/she should alert the Real Estate Director.
5. Marketing Maintenance
The Area Development Manager is responsible for overall marketing channels relationships and satisfaction in assigned territory: he/she is the primary point of contact within the Company for dealings with and enquiries from the landlords and/or real estate agencies.
This implies:
o Coordination of the involvement of company personnel, including support, service and management resources, in order to meet their expectations.
o Ensuring landlords and/or real estate agencies compliance with agreements.
