基本职责:
Essential Responsibilities:
· 负责所有与工程和物业相关的历史的和现有的质量问题,包括但不限于:
· Generally responsible for all historical and current quality problems related to the project and property, including but not limited to:
o 审计,审查,收集与质量问题相关的信息
o Auditing , inspecting and otherwise gathering information related to quality problems
o 根据合同和厂房实际情况,跟踪质量问题
o Tracking the quality problems on a log organized by contract and building
o 将投诉以书面形式向承包商提出,并跟踪投诉的解决情况。
o Complaining to the contractors in writing, tracking the complaints to the contractors
o 管理整改工作
o Managing the rectification work
o 检查和解决质量问题
o Inspecting and closing out the quality problems
· 着手并继续实施园区内每一幢厂房的维修清单并编制日常维护计划。
Pick-up and continue the work on both the punch-list of every building and each facility’s individual maintenance program.
· 在物业部办公区域建立 “工作墙”,更新园区内每一项维护工作的进展情况及完成情况。
Start a “JOB WALL” in the property department that can be updated in order to show EVERY JOB IN THE PARK that is going on and when it will be finished.
· 与园区内所有客户的物业负责人保持良好的关系,进一步了解与客户签订的合同内容以便于清晰地理解为客户提供的服务内容。
Keep and maintain a smooth relationship with the Facility Managers of the clients, and gain a better understanding of the service we are providing to the clients according to contracts we signed with them.
· 在对待和处理承包方时,要以专业能力说话,要有能力说不并清晰地表达出拒绝的原因,并在必要的时候保持强硬的态度。
Display an ability to be tough with Contractors and be able to both agree and disagree, but be professional and show the reasons clearly for why we may disagree.
· 整理整顿物业部门,成为一个清爽,整洁,有规划的部门。
Keep the Property Dept clean, clear and organized.
· 负责建立部门组织架构,清晰的维修团队(包括电工,油漆工,木工,管道工及杂务工等)。
Build a departmental org chart that includes a maintenance crew. (Electrician, Painter, Carpenter, Plumber or Handyman etc).
· 负责本部门人员的培训和日常管理,负责本部门的费用控制在预算范围内。
Provide training to team members, in charge of the daily management of the department and control the cost under budget.
· 协调租户迁入和迁出的设施场所。
· Coordinates with tenant move-in and move out of facilities spaces.
· 处理其他突发事件。
· Deal with other emergencies.
· 开发和维护北欧园区的物业标准。
· Develops and maintains NIP property standards.
· 支持北欧园区的项目部的其他工作。
· Support NIP Property department in other duties as assigned.

Minimum Qualifications:

学士学历,建筑学,土建,电气,机械,结构工程或施工管理或5年规划和建设相关领域的经验,其中包括1年建设的监管经验;或者具有9年的逐步负责建设项目的经验,其中包括一年的监管经验;又或从同等知识,技能中取得相关同等的经验或教育。

Nordic Industrial Park (“NIP” for short) is an industrial park within Zhenhai Economic Development Zone, located at the intersection of Ningzhen Road and Jinchuan Road; to the east of Mingzhou Bridge; with no more than three kilometers away from Ningbo North Higher Education Zone, Ningbo University and Ningbo Institute of Materials Technology & Engineering Chinese Academy of Sciences; about 15 minutes by car from the place where the Ningbo Government (new) locates ; and close to Zhenhai Wharf and Beilun Container Terminal. The first phase of MRT Line II (completed already) has set a station (Qing Shui Pu) on NIP property.

The park covers a total land area of 282,000 m2 (approx. 435 mu) with a total floor area of gross 180,000 m2 (Customized production/assembly facilities: 145,000 m2; High standard office buildings: 35,000 m2). As the largest concentration of foreign enterprises in Ningbo, NIP has more than 50 tenants who are all wholly foreign-owned small and medium –sized companies; over 80% are from Nordic countries like Norway, Denmark, Sweden etc. In the year of 2013, the total industrial output value of NIP reached RMB 1.4 billion, bringing more than RMB 3 billion total industrial output values along the industry chains. In that very year, the amount of tax payment by the whole park was over RMB 100 million. With the tax amount per mu of RMB 250,000, NIP stands out as one of the largest tax payers (per mu) in Zhejiang Province.

Specializing in offering unique production/assembly/office facilities with overall business services, NIP strives to assist overseas corporate (especially those from Nordic countries) set up Representative Office, WFOE, FICE in Ningbo. The park was founded by Styrbjorn AS (a Norwegian Private Equity Firm) and Mr. Ove Nodland in 2002, and it is among the first wholly foreign owned and operated Industrial Parks in China. In August 2013, Silver Rise (Hong Kong) Pte. Ltd took over the ownership of NIP by acquiring 100% of the shares from NIP Norway. Currently, NIP administration team has 39 employees enrolled, among them, more than 30 hold the Bachelor’s Degree or above; 10 with the professional / technical titles, and Mr. Ove Nodland, the Norwegian founder of the park, Honorary Citizen of Ningbo, Winner of Camellia Award (set for extraordinary foreign experts in Ningbo).
