职位描述

Goal Responsibilities

1. FM finance result management

a. Review FM each site month end cost accruals, revenue/cost booking

*give clear guidance to site lead, validate all the submitted data is reasonable and accurate before site sending out to SSC via JIRA

*ensure the country deadline , request account all sites send to SSC for process on WD1

*Ensure the China consolidated P/L for all LOB--flash report on WD0 or earlier

*Iscala GL validation

* Give comments & analysis for any fluctuation actual vs.butet for monthly finance result

*ADI site monthly reconciliation



2. TM regional commission fee management

b. TM commission fee collection, revenue recognition, rebate recognition

* Agency billing for China by BU, support and collaboration on other APAC country

* TM fee advise tracking, commission share billing, rebate booking on BS

* Monthly TM regional commission report update to leader, monthly basis

* Well understand the commission share/rebate calculation methodology



3. Agency role budget revenue/cost management

c. Agency role budget billing, revenue accruals, cost accruals

* FY19 agency roles monthly billing by BU by PO (Revenue accruals if there is no PO available)

*All invoices copy should be well record by BU

*Agency month end closing revenue/cost/UER/UBR accruals, booking, adjustment



4. TWC management

d. AR management

*each month AR status review, request site lead give comments (reason for outstanding invoices, estimated collection date)

*give instructions to site leader on chasing with client finance, escalate to leader

e. Outstanding PO

* Need to know/monitor any client outstanding PO each site each country, keep continuous follow up with each site for FM pending PO

Agency pending PO need heads up and follow up with client site



5. Quotations review & approval

FM site change order quotation price validation and approval

*Check and validate the site use the correct markup% as per MSA, adding proper tax rate, validate supplier cost(or labour cost) is calculated accurately with proper markup, also David approval is needed before site sending to JCI

*Monthly updated file



6. Travel budget management

*Within the account, any travel need pre-approval is needed by leader and finance

Request them provide the travel budget breakdown before you approve it

Travel budget file tracking (purpose is YTD travel spending managed within yearly budget)

Heads up to superior when travel budget is exceeded



7. Tracking files

*Travel budget, actual travel spending, includes email approval, receipts copy record(for audit)

*China billing record by FM and TM, by site by month

*China FM Change order quotation

*TM regional commission collection



8. Monthly FM actual finance reporting

*Prepare the monthly China FM site monthly finance report on 1st week of each month (Jan. report need ready on 1st week of Feb.)

Understand the variance between actual vs. Budget site by site

Lead the monthly site review, heads up any potential risk to Kelly, such like bigger amount UBR (outstanding PO), much variance on EB4, anything you understood from site lead for finance risk causes by operation

Consolidate APAC monthly finance report, comments on variance vs. budget/fluctuations (report to Willa, then share with Kelly on monthly basis)



9. Intercompany service

*Intercompany service contract signed off

*Intercompany service invoice issue and validation, tax coordination with tax team

*Support intercompany outbound payment



10. Q&A from the team

SSC inquiry to site

VAT, Fapiao return, credit note etc

New customer, project code set up



11. Final iscala GL save & record

Request country finance for the finalized GL, well kept (use for prepare the China FM monthly finance rep.)

Share with each site for actual CBRE labour cost of last month on early following month



12. Engagement with client

Outstanding Agency (FM is site lead responsibility)PO follow up, PO information validation to support JCI issue the PO

Any other finance inquiry from client



13. Price build-up, P&L approval for new FM site

Support John on new FM site baseline collection, ensure all requried data is properly deployed in LFA template by John or client,

Estimated profit & loss validation (Support David to get the PL, the supplier cost/saving target should request David to provide with reasonable figures)

New site proposed price and PL should be confirmed by John, approved finally by Kelly


14. A&T Billing

Manage billing/accrual for CN,HK,SG,IND,JP

Manage rebate process through billing/credit note/client invoicing


15. Cost Saving

Update the saving figures on Smartsheet around the mid of month

Quarterly update the saving to Willa


16. Finance Review

Review with global the finance result on the night of second Monday of each month

Update the WD5 Result to Angela for the commentary of variance

Update the PL by site to Angela


17. True-ups

Quarterly complete true-ups files by site by boma, actual vs budget


18. Understand the MSA

Understand the commercial & finance terms of MSA, know how to implement into operations


19. Compliance & integrity

No PO no Work (delivery service to client after receipt of PO)

Supplier can issue invoice to CBRE after service is delivered to client
