职位描述
I. POSITION PURPOSE
The Facility Manager reports to the Sub-Regional Operation Manager. He/She will manage the IFM Services including the day-to-day operation of each managed facility work together with the Critical Services Manager and projects team at client’s sites in the respective sub-region.
He/She will be based at the bank office to manage the IFM deliverables. These does not limit the vicinities of care as the bank would review the real estate portfolio from time to time.
He/She will work closely with the Critical Services Manager in managing and supporting the critical facilities in Hong Kong.
II. RESPONSIBILITIES
Account Support
? Support and align with account leads in regards to account developments and directions.
? Working closely with bank internal services, line of businesses and bank’s strategy, portfolio changes and daily operations.
General Facility Services
? Support and monitor corrective and preventative maintenance schedules
? Supervise the Janitorial&Cleaning services (office cleaning, carpet cleaning and pest control)
? Liason with Building management and administration requirements
? Undertake small projects/Churn work e.g. minor renovations, enhancement projects, replacements or repairs, reconfigurations, painting, carpeting or similar work). The scope of small projects may include budgeting, contract management, safety oversight, quality assurance, scheduling and project close-out, coordinating with Project Management team to obtain approvals and funding.
? Coordinate Move management
??Space management – update occupancy data, layout changes, space planning walk-through etc
??Contract management - ensure all contracts are renewed prior to expiry date
? Ensures team adheres to policies, processes, procedures and tools
? Forecasts and reports unplanned/unforeseen expenditures
? Ensures all inspections are performed on time and accurately
? Ensures that building condition & operating reviews are conducted and creates/executes action plans
? Maintains appearance and integrity of assets
? Procures, manages and approves all repair, operating and maintenance contracts within delegated contracting and signing authority and manages supplier and service contract performance
? Reports and corrects deviations from maintenance standards
? Manage Enterprise Services – Reception, Mailroom, Pantries Services, office suplies, secure destruction etc..?
??Warehouse management / Business Continunity Site management
??Completion of required initiatives / projects as per bank or CBRE initiatives
??Disaster recovery tasks
??Specific duties as assigned by the Client
Critical Environment Services
? Work closely with Engineering team to manage critical systems in the data centre and general office areas
??Coordinate critical activities’ schedules (power downs, maintenance schedules, UPS load test etc) with Building Management and related working parties (vendors, engineering, technology & Corp Security)
??Support 24/7 emergency call out services
??Incidents handling and reporting (CFIR)
??Record keeping for all critical facility documentation
Others
??Regular reporting (monthly, quarterly etc)
??Facilitating role for significant project management and leasing liaison with landlord
??FM-related purchase orders and invoice processing
