Responsibilities
Comprehensive
management of project schedule and control installation schedule

Comprehensive
arrangement of project management resource & subcontractor resource and
installation project management & allocation
Supervision and training to project supervisor in order that
they implement properly project management process and requirements and
complete project with high qualiy and quantity
Manage
and make sure project team is well equiped and use equipment and tool
according to company rule
*Project
Management Responsibilities (also take partial responsibilites of project
management as project supervisor)
1.
Project Control

- Assume overall responsibility for construction plan, schedule,
installtion quality, site safty, customer coordination, progress billing, and
hand-over of installtion project.

- Prepare for and attend project reviews with IM and HQ staff.


2. Project Schedule

- Project acception according to sales contract, fullly understanding
contract requirements and risk, and set up file .

- Draw up project plan and construction program, control project schedule
to satisfied with construction periode request promised to customer during implementation.

- Offer accurate and timely project progress and related information to
department assistant for installation management system input as required.

- Coordinate with factory about delivey requirements to make sure delivery
accuracy and quick installation on arrival. -
According to installation progress, coordinate timely schedule of internal or
external delivey, commence, adjustment and handover


3.Site Management

- Attend project regular meeting, coordinate all installtion issue with
owner, civil construction contractor and other construction side.

- Viste site construction progress regularly to make sure shafte acception
meets construction saftey and quality requirements of company .

- Prepare commence and completion acception material and declaration
procedure.
- Guide and conduct installation team to organize labour accorded with
company qulification requirements for construction and complete timely all
rectifications after inspection.
- Involved in delivery and uppack issue.
- Deal with site purchasing.

- Site safty and quality inspection, review installation inspection report
to make sure that project is accorded with company standard.
- Coordinate to resolve technoloy and quality problems during
installation periode, feedback product quality problems and follow situation
of arrvial of substituted goods.
- Coordinate internal adjustment and inspection, coordinate with
customers to complete government acception.
- Coordinate maintenance handover and acception, offer all required
materials for service handover.
- According to contract conditions, handover well installed equipments
to customers and inform all safety instruction for use.
4. Tool/Lifting, storage, and product protection

- Special construction tool and equipment arrangements.

- Put storage venue into practice, store euipments in safty and drying,
make sure that equipments could arrvie in differents landings as
required.
- Take effective measures to protect components and whole elevators
during construction.


5. Contracts Modification

- Influence positively customers to create chance of contract modification
and offter project programme and quotation.

- Deal with contract modification review and make it as an order and
realize it in project.


6. Construction File/ Induction

- Effective manage and pass on-site file. Guarantee the latest effective
controlled version on site if file version is requested, e.g GAD.

- All project documents and correspondences must be filed and saved for
controlling project risk, avoiding claims and making a claim to other party
when related documents are needed.

- Arrange for PS to be present for equipment delivery and opening of
cases.

- Make necessary arrangements for any training and or documentation not
included in site file.


7. Subcontractor resource control/ Forecasts

- Sign up Installation team contactor for project.

- Plan all labor requirements.

- Provide monthly labor forecast requirements.

- Finalize project forecasts on all jobs.

- Provide and register all lost time on projects.


8. Project Review.

- Report construction quality of installation team to installation manager
for coordination.

- Evaluation installtion team performances after project is completed
.


9. Project financial control

- By effective communication, collect timely AR.

- By effective project management, reduce and economize project cost.
- Deal with subcontractor payment on time.


10. Customer follow up

- Contact client at completion of project to ensure their satisfaction with
TKE performance.

- Provide contact details to Call Centre staff for Customer Survey.


11.
Ensure compliance at all levels of company policies and procedures.
12.
Ensure compliance and use of company tools and resources within guidelines.
13.
Follow all safety policies, procedures and work instructions according to the
safety management system and fulfill his/her responsibilities as stated in
the safety manual so as to protect the safety of himself/herself and fellow
colleagues.
14.

*管理职责:

- 综合管理项目计划和控制安装进度。

- 统筹安排项目管理资源及分包资源,管理和分配安装项目。

- 监督和培训项目督导正确执行项目管理流程和要求,按质按量完成项目。

- 管理并确保项目组的设备及工具配备齐全并按公司规定使用。
*项目管理职责(同时承担部分项目的管理职责,同项目督导):

1.项目监控

-对安装项目的施工计划、进度、安装质量、工地安全、客户协调、进度收款及移交等工作全面负责。




2. 项目计划

- 根据销售合同完成项目的接收,充分理解合同的要求和风险,并建立项目档案。

- 编制项目计划和施工方案并在项目执行过程中控制项目进度,满足承诺客户的工期要求。

- 根据要求提供准确的即时项目进度及有关信息给安装部助理输入安装管理系统。

- 与工厂协调项目的发货要求,确保发货的准时性,并在货到现场后能立即安装。

- 根据安装进度及时协调公司内部及外部各方有关发货、开工、调试和移交的计划。




3.现场管理

- 参加工程例会,与甲方、土建方及其他施工方协调处理安装过程的各项事宜。

- 分阶段勘察土建进度,确保井道接收符合公司的施工安全及质量要求。

- 准备办理开工及竣工验收的资料及履行申报手续。

- 引导、指挥安装队组织符合公司资质要求的人力按计划施工,并落实各项检验发现的整改及时完成。

- 参与发货及开箱等工作。

- 处理工地采购

- 实施工地安全和质量检查,复核安装检验报告,确保工程符合公司的性能标准。

- 协调解决安装过程中技术及质量问题, 反馈产品质量问题并追踪替换物料的到货情况。

- 协调内部调试及检验,协调客户完成政府部门的验收。

- 协调保养移交及验收,提供移交维保所需的所有资料。

- 根据合同条件移交客户安装完成的设备,并告知所有安全使用事项。
4.
工具/起重、仓储和产品保护

-安排特殊施工工具及设备。.

-落实仓储场所,将设备存储在安全和干燥处,确保设备按需到达不同层站。

-在施工过程中采取有效措施保护部件及整梯。




5.
合同变更

- 响应客户的要求处理合同变更,提供客户工程方案和报价。

- 处理合同变更的评审,形成订单并在项目中实现。




6.施工档案/归纳

- 有效管理、传递现场文件,对于有版本要求的文件,如GAD,应保证现场使用最新有效的受控版本。

- 任何公司规定的项目文件及往来函件必须归档保存,为控制项目风险、避免索赔和提出向其他方的索赔保存有效的证据。




7. 分包资源监控/预测

-为项目规定安装队联系人

-计划施工人员要求。

-提供每月施工预测和要求。

-总结所有项目的预测。

-汇报及登记项目的损失时间。




8. 项目评估

-向安装部经理汇报安装队施工质量以便协调和调整。

-在项目完工后评估反馈安装队的安装表现。




9.
项目财务控制

- 通过有效的沟通,及时收取合同应收款项。

- 通过有效的项目管理,降低或节约项目成本。

- 及时办理支付分包款。
10. 客户跟踪

- 项目完工后,向签约用户了解对公司的满意度。

- 向服务中心人员提供合同详情以便进行客户调查。




11.遵循公司制定的各级政策和流程。
12.在公司规定范围内,合理使用工具和资源。
13.根据安全管理系统的要求,遵守公司所有的安全政策,流程和工作指导书并按照安全手册的要求履行他/她的相关责任,以保护他/她和同事的安全。
14.上级安排的其他任务。
