工作职责：

1. 管理员工的软服务业务(办公室管理、办公用品、室内盆栽、清洁服务、邮件服务、食品储藏室、班车服务和会议室服务)，并管理与供应商和本地客户的关系；

2. 管理与设施和软服务相关的预算；

3.制定、支持和实施节约计划以降低成本；

4. 管理与软服务团队相关的现场EHS和法规、EHS记分卡和KPI记分卡，并支持整个EHS交付；

5. 管理和监督设施人员，包括认可、纪律和绩效管理。计划、指导和监督FM人员的绩效目标；

6. 建立过程性能指标，跟踪、分析和报告质量、安全、成本和客户满意度方面的绩效；

7. 采取纠正措施以带来所需的变更，并确保合同要求在高于指定标准的水平上得到执行；

8. 审核、发展和实施校园服务的持续改进，以超越客户的期望，提高服务质量；

9. 解决问题和/或冲突，与客户保持开放的沟通以确保满意；

10. 管理承包商规范、问题/事项、绩效和管理；

11. 针对重大或复杂的维护、操作或服务交付问题，提出解决方案并实施适当的纠正措施；

12. 确保所有交付的产品都符合高标准和协议要求；

13. 减少、管理、分析和报告营运费用。协助世邦魏理仕管理层编制年度预算和全年预测；

14. 遵守公司所有的政策和程序，遵守公司的标准；

15. 成为一个积极主动的团队成员；

16. 开发、实施、审核、改进流程、标准操作程序、业务流程和一般操作；

17. 根据需要撰写、开发报告和商务文件；

18. 建立、发展、管理和驱动一个由不同的人组成的团队，他们具有不同的技能水平、背景和经验，以交付出色的客户体验；

19. 完成其他工作

任职要求：

1. 具有管理、预算、供应商管理、运营和基本维护方面的管理经验；

2. 5-7年以上设备管理相关工作经验，2年以上管理经验；

3.优秀的沟通技巧；

4. 简单英文读写及口语；

5. 必须具备领导能力，有监督和管理经验；

6. 必须有良好的组织能力，能够优先处理多项任务；

7. 具有独立工作和团队合作的能力；

8. 良好的客户服务态度；

9. 在以客户为中心的环境中具备适当的资格和经验；

10. 应具备服务专业精神。
