Essential Duties and Responsibilities – (Key Activities of the role)
主要职责﹣(职务的主要工作)
1. Apply Trade Expertise:
运用综合维修技能:
- Painting; Electrician; Mechanical Engineer; Carpentry; Upholstery, Building; Horticultural; or other.
油漆;电工;机械工程师;木工;家具家装,建筑;园艺;或其它。
2. Maintain the property in your qualified trade to the desired standard.
利用自己专业技能对物业进行维护并达到期望的标准。
3. Daily inspection and rectification of all public areas in relation to your trade.
每天对公共区就与自己专业技能相关的方面进行检查和修整。
4. Complete work orders as requested by the Superior in relation to your trade and other directives to meet customer requirements.
按照上级的工作单完成与自己专业相关以及其它的工作,从而满足客人的要求。
5. Initiate/identify project work required in light of your trade throughout the property.
根据自己的专业技能计划和确定物业内需要完成的项目。
6. Be able to show flexibility to change the schedule in light of guest priorities.
表现出工作的灵活机动性,能够按照客人的轻重缓急变更时间。
7. General building minor maintenance repairs.
对大厦进行小型的维修保养。
8. Ensure pool chemical level is in accordance with legislative requirements, is vacuumed and surrounding area maintained to standards established.
确保游泳池化学品等级符合法律要求,确保游泳池进行真空清洁,且泳池周围区域按设定的标准进行维护。
9. Carry out minor tiling or plumbing as directed.
按要求执行小型贴砖或管道工程。
10. Ensure plant rooms are checked and cleaned and are in operating order.
确保检查机房和进行清洁工作,确保设备在正常状态下工作。
11. Equip with a walkie set and respond to requests from departments regarding minor maintenance issues throughout the day.
全天佩带对讲机,对部门要求执行的小型维修项目予以回应。
12. Conduct a lighting check to ensure all lightings are in working order.
检查电灯,确保所有灯泡正常工作。
13. Carry out any minor repairs to guest rooms or public areas.
执行客房和公共区域的小型维修。
14. Perform all routine preventative maintenance and curative maintenance.
执行日常的防护性保养和补救性维护。
15. Maintain clean and tidy plant rooms.
保持机房的整洁。
16. Attend to all types of repair and maintenance work in the Property premises, including any new additions / extensions to the Property or any other properties maintained by the Property.
参加物业各类维修维护工作,包括物业任何新的部分和延伸的部分,或由物业负责维护管理的其它物业。
17. Repair and maintain guest room facilities, light facilities, furniture and equipment.
负责客房设施,照明设施,家具和设备的维修维护工作。
18. Implement and carry out maintenance program in accordance with established timeframes.
按照设定时间执行维护保养计划。
19. Prioritize work in line with guest requests and management.
根据客人的要求安排工作的优先顺序并进行管理。
20. Inform superior of the status of repairs and pending costs and indicate when it would be reasonable to consider replacement.
向上级汇报维修的状况和需要的费用,并在有必要考虑更换时向领导说明。
