Essential Duties and Responsibilities – (Key Activities of the role)

主要职责﹣(职务的主要工作)

1. Provide advice to senior management on all aspects of engineering support, environmental controls and the operational efficiency of the property.

就各方面的工程支持,环境管理和物业有效运营为高级管理层提供建议。


2. Ensure the effective financial management of the engineering department by setting maintenance budgets, capital works program’s and engineering plans and ensuring that performance against there are regularly monitored and reviewed. Responsible for the general cost control aspects of maintenance, the preparation of departmental cost budgets and their implementation and submission to management.

3. Control of Capital Project Planning, in liaison with management, to ensure capital funding is effectively allocated and budgeted in accordance with company directives and philosophy.

4. Plan, implement and administer an energy management program by establishing energy reduction objectives, the maintenance of records and regular reporting of performance against these objectives.

5. Ensure the staff awareness of energy management within the property by conducting regular education and training programs on energy conservation and matters related to efficient operation of equipment in a cost-effective fashion.

6. Contribute to the property’s profitability by ensuring the effective management of the buildings environmental controls and energy conservation systems. Evaluate, control and record energy usage and implement and upgrade energy conservation systems.

7. Contribute to guest satisfaction standards by ensuring that technical support services quickly address, and where possible, anticipate, individual needs. Ensure the safety and comfort of guests and that any requests for service are handled in a courteous and efficient fashion.

8. Ensure adherence to all statutory regulations and fire codes by regularly reviewing policies and safety procedures. Ensure that any tests and inspections required on plant by statutory authorities are carried out as and when required and that all records and documentation associated with such tests and surveys are correctly kept and/or displayed. Ensure that the property fulfills all compliance requirements.

9. Ensure a technically competent engineering staff by selecting, training and developing a motivated, well-qualified maintenance team. Carry out regular work sampling studies within the department and evaluate the performance and productivity of personnel.

通过选拔、培训和人力开发工作,确保建立一支具有工作激情的、专业的工程维修队伍。在部门中定期开展工作案例学习,评定员工的表现和工作能力。


10. Maintain the condition of the physical assets of the property by carrying out any upgrading and project work in liaison with architects, interior designers and management.

11. Ensure the effective operation of all the mechanical and electrical systems and equipment by implementing and managing a preventative maintenance program. Closely monitor the condition of the physical property and equipment by conducting continual inspections of the building. Ensure that preventative maintenance schedules are in operation and regularly upgraded.

通过实施管理预防性维保计划,保证物业所有机械、电力系统的高效运行。持续检查并密切关注物业财产设备的使用情况。确保预防性维保计划得以执行并定期更新。


12. Contribute to a high standard of quality control within the property by actively participating in the property’s Quality Assurance Program.

13. Ensure the cost effectiveness and technical efficiency of all services performed by outside contracts by close supervision. Ensure all work is carried out in accordance with contracts, leases, services agreements and warranties.

密切监督外包合同的实施情况,确保在具备成本效益的同时能达到技术服务水平。确保所有工作按照合同,租赁、服务协议的相关规定执行。


14. Ensure the quality of all work completed by both employees and external contracted staff adheres to the standards of good engineering practice.

15. Contribute to the effectiveness of management decision making by representing the engineering department at all management and staff meetings and by ensuring regular liaison with heads of other departments.

代表工程部参加物业各类管理例会和员工会议,为高效的管理决策作出贡献。并定期与其他部门主管领导保持联系。


16. Works with Human Resources on manpower planning and management needs.

和人力资源部一起进行人力规划和管理需求。


17. Plans for future staffing needs.

18. Prepares a labor efficient work schedule in line with labor laws and property requirements.

制订有效的工作进度表并符合劳动法及物业需要。


19. Approves leave after considering property requirements.

在考虑物业需要后批准员工放假。


20. Recruits in line with company guidelines.

员工聘请需符合物业的指导方针。


21. Prepares detailed induction programs for new staff.

为新员工准备详细的介绍资料。

22. Maintains a comprehensive, current and guest focused set of departmental standards and procedures and oversees their implementation.

保存一套全面的, 现有的及客人关注的部门标准及程序,并监督其完成。

23. Ensures training needs analysis of Engineering staff is carried out and training programs are designed and implemented to meet needs.

24. Conducts probation and formal performance appraisal in line with company guidelines.

25. Maintains up to date staff records and approves leave requests etc.

26 Coaches, counsels and disciplines staff, providing constructive feedback to enhance performance.

27. Regularly communicates with staff and maintains good relations.

28. Works with Finance Manager in the preparation and management of the Department’s budget.

29. Prepare and manage a cost effective budget with measurable targets for the department within the financial parameters set down by the total budget.

30. Manage the Department’s expenses.

31. Prepare financial performance reports.

32. Provide input with the Property’s Executive Committee for the strategic plan of the property.
