-From our Siemens Real Estate Asia Australia Operation&Standards team, Siemens are looking to recruit a experienced a Maintenance & Tenant Improvement Manager (MTI),Reports To: Head of Maintenance & Tenant Improvement (MTI)
What are my responsibilities?
-This position in the SRE Region Asia-Australia organization will be responsible for Performing maintenance and tenant improvement projects within the Region Asia-Australia for North East Asia under the direction of the Head of Maintenance & Tenant Improvement (MTI) as center of competence for technical expertise in line with global and regional strategy to provide real estate solutions meeting customer requirements and ensuring working conditions that safeguard Siemens employees. This position is responsible for the management of all assigned maintenance and construction activities and will lead technical reviews associated with maintenance & construction projects . Additionally he/she will support Head of Maintenance & Tenant Improvement (MTI) for planning the Regional maintenance strategy and Location Maintenance planning for all Siemens assets throughout the assigned area
-The Manager Maintenance & Tenant Improvement (MTI) has no direct reports; however he/she will supervise, vendors contract employees or external consultants and provide support to Technical Project Managers, at any given time. Furthermore he will be directly engaging with customer executives and managing expectations throughout the project lifecycle.
Project development:
-The Manager Maintenance & Tenant Improvement (MTI) leads the development of proposals which satisfy customer objectives balanced with cost objectives of Siemens Real Estate in line with established standards. This includes developing business cases in support of maintenance and construction projects, incorporating necessary financial, economic and market data and presenting the findings to SRE management for consideration. He/She works with the AMUs in the region Asia-Australia and SRE management to ensure the business models/cases are complete for projects to enable approvals. He/She leads the preparation of presentations and information packages needed to obtain such approvals from management. He/She may act as lead negotiator on behalf of Siemens and offers solutions and recommendations to
SRE management for approval.
Project Management:
-The Manager Maintenance & Tenant Improvement (MTI) leads according to threshold and executes projects according to customer requirements in line with sustainability guidebook, Develop & steer project definition ,schedule, budget, risk, change, opportunity and resource allocation management for maintenance projects. He/she executes Maintenance, fit-outs projects after technical review & evaluation of related business cases and ensure alignment with Project Management principles according to PM@SRE Guidelines He/she manages contract employees, vendors and consultants needed to carry out designated work assignments. Ensure finalization of projects within timeline, budget & quality targets. Report project activities He/She prepares and/or supervises the preparation of construction and bid documents, obtains quotes, prepares bid analysis and results and presents to SRE Senior management with vendor or contractor recommendations. The Manager Maintenance & Tenant Improvement (MTI) is responsible for projects to be delivered on time, in scope and within the approved budget and ensure handover of the projects to the customers..
Maintenance Strategy for the region:
-Assist Head MTI in Developing and aligning maintenance & capex strategy for building stock, measures, and budget for the Region, AMU´s and locations.Consult, support & guide AMU / LMU /customers regarding local technical topics,e.g., maintenance & replacement topics for HVAC, electrical, other (e.g., LAN), tenant improvements for customer projects. Ensure implementation of sustainability features as outlined in global standards& guidelines.
Customer focus and global alignment:
-The candidate must have a strong customer orientation, as he/she will design and lead continuous improvement and maintenance project on behalf of the customer. He/She will provide proven value-engineering solutions that reduce or minimize cost impacts on all assigned and approved projects and assignments.- This includes providing technical project/program, design review leadership to ensure the stakeholder requirements and SRE standards are properly reflected in the project. The Manager Maintenance & Tenant Improvement (MTI) will be required to coordinate activities with SRE global headquarters and with the AMUs to ensure established policies and procedures are adhered to and report progress, risks, and opportunities on a regular basis.
-The candidate will have demonstrated advanced capability with planning,organizing and managing activities concerned with the construction, and maintenance of structures, facilities and systems of commercial and industrial locations. He/She must have advanced experience developing budget estimates, progress reports, cost tracking and project schedule updating on all approved assignments. The candidate will be required to learn the Siemens Real Estate project management methodology PM@SRE.
-The candidate will have Advanced understanding of Real Estate construction project concepts (design, bidding, contracting, vendor negotiations)
-Strong financial acumen and understanding of business case development
-Detail Orientation-Must pay close attention to details and be highly observant; monitors and checks work for accuracy; follows prescribed procedures and ensures that work is done thoroughly and accurately
-Ability to manage and direct several projects simultaneously with varying degrees of complexity
-Domestic and International Travel required up to 70% per month
What do I need to qualify for this job?
-Education/Qualification:
-Engineering Graduate with strong Real Estate background.
-10 years work experience in project/construction management and maintenance management
Required Skills:
-Good English communication skills in writing and verbal, additional language skills preferred but not required
PM@SRE will be learnt within 6 months of hire date
-Proficiency with: MS Office including MS Project, reading blue prints, preparing Gant charts, assess project risks and opportunities
