1、负责大楼内机电设备的操作运行正常，制定部门的年度、季度计划，包括工程维护保养预算、人员编制、工作内容、物品申购计划、能源管理措施、外判工程计划以及安全、环保等管理工作。

2、审核、批准各专业工程师制定机电设备的日常运行、维修保养和巡视检查制度，并督促认真执行；

3、有效迅速指挥下属员工解决物业中的各种突发事件，妥善处理善后事宜；

4、协调好与政府有关职能部门的关系，确保水、电、消防、技防及卫星接收和环保等设施的正常使用；

5、每天深入现场，抽查工程各项工作的执行情况，发现问题及时处理；

6、有计划地组织部门员工的培训，不断提高对整个水平；

8、完成工程经理交办的其他工作。

资格及经验要求说明：

1、30-50岁，高档物业管理工程类实操经验,担任物业管理工程主管二年以上；

2、电工上岗证（低压/高压）；

3、具有良好的服务意识、沟通能力、协调能力、控制能力和处理突发事件的能力，有较强地协调解决现场设备管理、技术问题的动手能力和团队领导能力；

4、熟悉物业管理的法规、政策；熟悉物业管理类工程部日常工作，熟悉物业管理类工程部日常工作懂强电、弱电技术者优先
