职位描述

? Manage day to day office and facilities management, office management Including facilities related interfacing with vendors in Shanghai

? Provide RES Services oversight to the MasterCard office in Shanghai

? Reports into Senior Facilities Manager, who is based in Singapore. Be the focal point person with the local Shanghai Client

? Manage the day-to-day operations of the facilities to ensure maintenance, project management, space planning, janitorial, and other services are completed in a manner consistent with client directives.

? Responsible for financial management of the Shanghai office including: budgeting, forecasting, contracting with vendors, etc.

? Manage building / facilities management contracts to ensure that the service delivery and contractual obligations are delivered and executed in a manner that fosters and achieves customer satisfaction.

? Implementation, operations and oversight of BIG Center (work order software) and YARDI accounting systems for the Shanghai offices. ? Create and provide management reports as required and directed.


? Has at least 3 5 years of Facilities Management experience in working for a MNC ? Displays excellent spoken and written English

? Develops positive relationships with clients and local management. Proactive in client management and promptly responds to problem and concerns that are recurring or of a sensitive nature; enforce rules and regulations.

? Work with Senior Facility Manager to implement new site transitions

? Supervise and manage the onsite Facilities Team based in Singapore and provide high quality day-to-day management of the facilities.

? Provide high quality customer service to both internal and external customers.

? Conduct regular review of facilities management operations and implement improvement plans.

? Implementation of initiatives to ensure that best practice is achieved in every aspect of service delivery with particular focus on cost, quality, and client satisfaction. ? Initiate and implement sustainability strategies and processes as they pertain to the built environment.

? Assist in the preparation of financial reports for the facilities in accordance to the requirement from the client. This includes, but is not limited to, monthly accruals, variance reports, forecasting, and invoice approval and management. ? Review, monitor and control overall expenditure and performance of operating budget

? Liaison with respective landlord; demonstrate familiarity with lease to ensure landlord responsibilities are completed at no cost to client.
? Ensure onsite staff is performing daily services within the contract standard scope Of work/KPI.

? Assist in the preparation of requests for proposal (RFP), technical specifications, and scope of work for contract renewal and tender of facilities management services.

? Source and evaluate contractor / supplier / vendor to contract specification; and in compliance to clients purchasing policies and procedures.

? Source and evaluate quality contractors / suppliers / vendors to ensure alternative sources and continued cost efficiencies. Conduct periodic review of performance.

? Interface closely with the Client and customers to understand requirements and proactively provide solutions and recommendations.

? Assist in the preparation of monthly facilities management report

. ? Execute and manage facilities management projects / initiatives as assigned by the Client.

? Respond to client needs and coordinate resources to resolve issues.

? Operate and maintain all building services / facilities In good serviceable condition and in accordance to the maintenance program to maximize efficiency and minimize maintenance and energy costs.

? Perform safety / routine inspection on general facilities of the client office to ensure office facilities and equipment are operating at optimum level.
