职位描述
岗位职责:
1、协助工程部经理主持工程部日常工作,确保完成各项服务管理目标、指标。
2、负责协助工程部经理制订本部门年度工作计划,年度设备设施维护保养、升级改造工作计划、工程预算,提交升级改造建议并组织实施。严格执行财务预算,确保完成各项经营管理指标。
3、每月25日按实际情况报送本部门月度资金计划;
4、负责工程部设施设备运行管理及对客服务全过程的控制,及时纠正不合格服务,确保设备、设施安全高效运行,保证客户满意度。
5、负责与相关方的联络,保证项目的供水、供电、供气及供暖工作的正常运行。
6、负责外包外委工程合同的起草、报审以及组织实施,相关的外包外委的工作协调与管理,保证外包外委服务工作的品质达到合同规定的要求。
7、负责中心监视和测量装置的测量与评价,并提交改进建议,确保监视和测量装置符合、有效。
8、负责组织部门员工对各项管理体系的管理方针、目标、指标和方案的培训,部门作业指导书的持续改进及督导实施工作,确保各项管理体系文件管理的有效运行。
9、负责建立并完善设备、设施维修档案和设施、设备台帐,编制年度备品备件采购计划及各项采购验收。负责项目物业项目工程建设、验收等图纸、资料档案的管理。
10、负责做好客户报修处理及公共区域的维修服务,确保达到报修及时率及客户满意率。
11、对部门员工进行绩效考核,并按照体系文件要求,依据考核成绩进行奖惩或调整。
12、组织建立完善适用的《应急预案》并进行有效的培训及演练。
13、负责客户二装施工的组织与协调,确保工作的有效性。
14、完成总经理交办的其他工作。
