Responsibilities 工作职责
The mall manager oversees all of the shopping mall’s leasing, marketing, operations, and facilities management functions.
Mall Manager负责监督购物中心整体的租赁、营销、营运和设备管理
· Work closely with operations manager, leasing manager, marketing manager, and facilities manager to understand operational challenges, develop solutions, and take necessary actions.
与营运经理、租赁经理、营销经理和设备经理通力合作,充分发掘和理解运营面对的挑战,从而建立相关解决方案并采取必要的措施
· Supervise, check, guide, and evaluate department staffs work.
监督、检查、引导和评估部门员工的工作
· Identify and report deficiencies and needs of mall management staff to Hub Manager.
了解并向Hub Manager汇报购物中心管理人员的不足之处和他们的需求
· Work with the Hub Manager in developing the marketing and leasing plans of the mall.
与Hub Manager共同建立购物中心的营销和租赁计划
· Ensure that execution of marketing and leasing plans satisfy the business goals of the mall.
确保营销和租赁计划的执行可以实现购物中心的商业目标
· Support the mall management team in communicating and negotiating with tenants on store operational issues, promotions, fees, account settlement, and joint activities.
在购物中心管理团队与租户针对商铺运营问题、推销、费用、账户结算和合营活动进行沟通和协商时提供支持
· Ensure sound working environment and correct any problems affecting work efficiency
确保良好的工作环境并改进所有影响工作效率的问题
· Collect local market and competitors data (including rent rates, foot traffic, marketing practices, leasing practices, and competing mall data)
搜集当地市场和竞争者的资料(包括租价、客流量、营销实践、租赁实践和竞争商户的资料)
· Work with Hub manager on budget plan, audit departmental budgets, and staffing budget report.
与Hub Manager合作完成预算计划、审计部门预算和编制预算报告
· Regularly write mall management reports and promptly deliver them on time to the Hub Manager.
定期书写购物中心管理报告并及时将报告提交给Hub Manager
· Occassionally write special reports according to the needs of the Hub Manager.
偶尔会根据Hub Manager的需要书写特定的报告
· Establish sound and collaborative relationships withtenants, government institutions media, community organizations, and external partners.
与租户、政府机构、媒体、社区组织和外部合作伙伴建立良好和协作的关系
Required qualification, skills, and experience
资质、技能和经验要求
· Minimum 6-year experience in shopping center management. At least 3years must have been spent in managing a property with at least 30,000 sqm of retail space.
6年以上的购物中心管理经验;须具备至少3年管理涵盖30,000平方米以上的零售空间的物业项目的经验
· Must be able to read and write income statements.
能够理解和制作损益表
· Must be able to write operational reports.
能够书写营运报告
· Fluency in English is desired (but not required)
