BASIC PURPOSE: 基本目的：

1. Identify and evaluate suitable sites for building new clubs for South China and some coverage of other regions in China. 为公司在华南及其他地区开新店寻找和评估合适的店址。

2. Handle leasing related matters with Landlord. 与业主交涉处理相关租赁事宜

3. Negotiate the leasing terms with Landlord or property agents. 与业主或物业代理谈判租赁条款。

4. Complete the negotiation of Tenancy Agreement. 完成租赁协议的谈判

5. Handle lease renewals. 办理续租事宜

ACCOUNTABILITIES 工作职责

• Responsible for the property matters in relation to the company’s expansion and development plan in China 负责公司在中国扩张和发展计划的相关物业事宜
• Liaise and negotiate with landlords / property agents for new lettings, lease renewal and surrender matters与业主/物业代理保持联络，负责谈判，续租和撤出事宜
• Perform sales analysis for clubs进行俱乐部销售分析
• Conduct traffic count for new sites whenever required需要时进行新店址客流量统计
• Provide strategic leasing advice to the company on the potential openings of new shops and closures of existing shops为公司开新店和关闭现有店铺的可行性提供战略建议
• Conduct market research and advise the retail property market movement进行市场调研并分析零售物业市场走势
• Cooperate with construction team to ensure timely delivery of premises for completion of renovation / upgrade / other related premise work与施工团队合作，确保前期及时交付以保证新装/重装/其他相关工作的完成

EDUCATION/EXPERIENCE: 教育和经验

• Degree holder in Property Management, Business Administration or other related discipline物业管理，工商管理或其他相关专业本科以上学历
• 8 years or above relevant experience in property leasing of retail shop8年以上零售店铺的物业租赁相关经验
• Strong network of shop leasing in retail field and well-known of property transaction records and market index in Hong Kong在零售店铺租赁方面有很强的社交网络，具有知名物业交易记录
• Demonstrate an understanding of the entire negotiation process and ability to skillfully execute 证明对整个谈判过程的熟练掌控和执行能力
• Proficiency of shop leasing tender and tenancy agreement熟悉商铺租赁招标和租赁协议的签订
• Detailed-minded, mature, well-organized, strong communication skills细心、成熟、计划性和沟通能力强
• Excellent negotiation, analytical and presentation skills优秀的谈判、分析和表达能力
• Regional property experience is preferred有区域物业经验者优先
