职位描述
Job responsibilites:
1.Planning and Execution - Conduct market gap and penetration studies.- Participate in strategic planning. Assist management with identification of appropriate strategies and execution plans to achieve store opening, penetration and sales performance objectives.
2.Plan and manage business unit/department processes and practices to ensure that programs are aligned with company business goals and objectives.
Business Requirements
1. Maintain professional relationships with existing landlords to support effective operations and ensure renewal opportunities.
2. Develop network of contacts with real estate agencies, developer etc. to ensure earliest knowledge of new opportunities along with preferential access to capturing them.
3. Manage all aspects of new store development. Assess and resolve any legal, lease and entitlement issues for potential property acquisitions.
4. Negotiate with legal, financial, and governmental representatives involved in real estate site acquisition and development opportunities.
5. Negotiate agreements as approved by the company and secures appropriate terms and conditions to maximize company profitability, real estate portfolio holdings and ongoing access to property sites and programs.
6. Research new and existing real estate acquisition and development opportunities through broker networks, new market surveys, visits and discussion with external partners.
7. Respond to unsolicited real estate portfolio, property submittals and provide direction.
8. Track performance goals. Prepare management and pipeline reports and business plans. Compile other special project reporting.
Knowledge, Skills & Experience:
1. 4 years university diploma/ bachelor's degree
2. 5 years of business development and/or retail real estate experience
3. Understanding of economic and retail development of first and second tier markets in China
4. Strong negotiation skills
5. Familiar with Microsoft Word, Excel, PowerPoint etc
6. Self-motivated, results driven patient, organized, good coordination
