Mission of function:

- Owner representation, overall project management (technical and commercial) for preparation, planning, and implementation of the Asset Management portfolio projects all the way to successful delivery.

Dimensions:

- Financial responsibility for project without personnel responsibility

Contact Internal:

- SLC SRE AM District GM & Location Managers, SLC SCM IM Procurement, SRE NEA Management, SRE AM HQ, SLC Business Groups and Operating Company Management, SLC Legal & Compliance

Contract External:

- Design Institutes, General Contractors, various Subcontractors, Government Approval Authorities

Responsibility/Tasks:
- Project management for small projects (< 20’0 RMB budgets) across China, mainly in SRE District East
Set up project structure and propose project organization in coordination with SRE AM Management;
- Prepare a contracting and implementation strategy (taking alternatives into account) for best possible implementation of the project goals;
- Obtain all necessary project decisions according to approved project and line organization;
- Ongoing control and optimizing of project parameters (qualities, quantities, deadlines, costs) in all project phases;
- Approve planning stages in coordination w/ Project Board and SRE AM Management; Counter steer in case of planning deviations (quality, time, costs);
- Change, claim, opportunity, and risk management;
- Prepare service and work agreements together with SCM IM Procurement and Legal Service in coordination with SRE AM Management.

Competence:
- Technical background in construction and/or interior decoration industry (M&E engineering, architectural, fit-out);
- Solid knowledge of entire range of Project Management methodologies;
- Experience with authority approvals process for construction/fit-out projects; preferable experience with industrial MNC projects;
- Familiarity with project procurement strategies;
- Excellent English language skills;
- Experience in Matrix organizations;

Experiences:
- Minimum of 5 years with industrial or office projects and with MNC projects as Project Manager fully responsible for technical and commercial results, managing sizeable (>5.000sqm) projects; and experience with working in multicultural teams and with different company cultures (preferably also in Matrix organizations)
