第一：监管土地流转方面的政府流程，确保土地条款和细节控制可以支持整体计划实施并将其及时转入合资公司

第二：寻求支持并管理土地使用权转让到下游公司的流程。

站在合资公司的立场进行流程管理。

第三：协助管理、归档、组织合资公司的所有地块的土地使用权的材料。

第四：密切联系投资者，协助其进行新项目可用地信息的调研，或者调整项目位置并给其一个有针对性的简介和项目发展时间表。

第五：协助开发商和政府部门在以下方面进行高效沟通，如土地交易、地块的下级分支、计划参数的变化、开发意见书和其他需审批的事务上。

职位要求：

第一：城市规划或者相关专业的良好学历

第二：中英文能力，良好的口语和写作水平

第三：至少6-8年在城市规划及相关领域的工作经验，最好有政府工作经验。至少3年在

中国相关领域的工作经验

第四：熟悉中国，特别是广东省/广州市的相关政策法律、方针和办事流程。

第五：机智（有资源），适应性强

Key Accountabilities

1:Monitor the government progress on land transfer to ensure the land conditions and detailed control plans are in line with the approved plans and are injected in a timely manner into JVCo.

2:Seek endorsement for and to administer a proposed process for LUR transfer to subsequent downstream companies. Administer the process from the role of JVCo.

3:Assist in managing, documenting and organizing theLUR of all the plots for the JV Co.

4:Work closely with investors to search for available sites for new projects or adjust project sites given a specific brief and development timeline.

5:Assist developers with liaison with government authorities for land transaction, sub-division of plots, changes in planning parameters, development submission and other approval issues.

Position Requirements

1:Good degree in Urban Planning or related subjects

2: Good spoken and written Mandarin and English

3:At least 8 years experience in Real Estate related departments, preferably in the Government. At least 3 years experience in real estate land issues in China.

4:Familiar with relevant authority laws, guidelines and submission procedures in China, particularly Guangzhou/Guangdong.

5:Resourceful, Adaptable.
