职位描述：
工作职责：
. 根据总公司战略发展要求，组织制订公司经营方针、经营理念、经营目标、经营计划，分解到各部门并组织实施，完善公司各项管理制度并实施；
2.根据公司发展目标，负责制订适合公司情况的各项规章制度、改革方案、改革措施,提出公司组织机构设置方案。
3.全面主持、领导、管理公司各项业务，保证经营目标的实现，负责公司的日常管理运行、建立健全公司统一、高效的运作体系和打造高端服务的物业团队。
4.负责并监督各部门日常经营管理工作，监督各部门工作目标的达成，提高各部门的相互协调能力，使物业工作更加规范化，提升工作效率；
5.参与制定公司各项资金预算，控制各项成本的产生和费用的支出，对成本控制有成功的案例;
6.建立客户服务体系并实施，管控公司对客户服务品质，负责监督客户满意度调查、客户服务改进(提供客户满意的增值服务)与客户投诉处理，提高客户服务水平；
7. 依公司经营理念，主导企业文化建设发展，创造良好的工作环境、生活环境，培养员工归属感，提升企业的向心力、凝聚力、战斗力。
8.优秀的外联公关能力，有较好的社会关系，能独立完成工作，有团队协作意识和较强的语言表达、沟通能力。

任职资格：
1、35-45岁，本科以上学历；
2、8年以上写字楼物业管理工作经验，含三年以上一线城市内高端住宅第一负责人经验；
3、熟悉物业管理法规、工程管理、安全管理，具备接管验收、前期介入、成本控制，设备设施管理的丰富经验；
4、对高端住宅物业定位、客户、市场动态有基本的了解和敏感度；
5、良好的客户服务意识及管理思路，优秀的沟通、协调能力及主动积极的工作态度。
