Main Duties & Responsibilities
? Overall responsibility for achievement of all budgeted room revenue streams.Plan sales strategy and implement tactics to achieve budget. Increase business from existing channels while creating new business development opportunities.
? Develop presentations and key owner communications to best represent the property and satisfy the requirements of the ownership group.
? Produces the Annual Revenue Plan in conjunction with Executive Committee, Sales and Marketing Budgets and forecasts.
? Produces, implements and monitors action plans to ensure Revenue Plan objectives are achieved. Ensure strategies are consistent with the dynamic needs and goals of the property both short and long-term. Ultimately a creative thought leader who can influence and capture business through enhanced proposals and site inspections.
? Analyses current and potential markets/trends, coordinates all activities to maintain and increase revenue through added business volume and increased rate. Ensure all sales team members are in line with the properties credit policy and procedures.
? Procures new and repeat business for the property by monitoring contact with property agencies, and professional associations within local, domestic China and international markets. Maintains contact with planners, corporate accounts, property agent, through personal sales calls, telephone contacts and written communications.
? Creates and implements special programmes to achieve greater productivity through:
o Increasing average rate
o Increasing occupancy
o Increasing business volume during difficult periods
o Manages key accounts
o Oversees the selling
o Co-ordinates the development of all promotional material
o Provides direction on and conducts market research
? Directs all sales activities for Sales Team to ensure they meet the goals of the Revenue Plan.
? Conducts weekly reviews of sales team activity to ensure targets and sales objectives are being met.
? Produces weekly and monthly Sales reports and forecasts.
? Monitors competitors’ activities and assists in marketing intelligence.
? Sells to new, existing and prospective customers considering goals set forth in the sales strategy, negotiating optimum rate for the benefit of the business.
? Services existing business through management of accounts.
? Develop and maintain a regular pattern of sales calls, meeting with principals of target market.
? Provides leads and conducts market research and analysis.
? Develops and maintains contact with business generators, meeting and convention planners, property agencies, overseas relocation agencies, corporate accounts, and other producers closely allied to property’s business
? Builds profile within local market place through attendance at various events and local market place.
? Entertain prospects and existing key accounts with the view to sustain business and generate further sales.
? Plan and conduct familiarization tours and site inspections.
? Monitors existing business and inputs into sales meetings to maximize business.
? Grows existing business and establishes and pursues leads which will develop business.
? Initiates and prepares tenders for business.
? Manage the Sales and Marketing department in order to attract, retain and motivate the associates. Hire, train, develop, empower, coach and counsel, conduct performance and salary reviews, resolve problems, create an environment of open communication, discipline and terminate, as appropriate. Responsible for continually educating and updating sellers about the property and assist as needed in site visits to “close” the deal.
? Development and management of all property collateral, photography, brochures, sales kits and other pieces
? Review and approve all sales contracts
? Assesses sales and marketing data.
? Assists in the evaluation of sales and marketing activities.
? Analyses sales mix and possible impact on property goals.
? Establishes and continuously updates mailing lists.
? Works with superior on manpower planning and management needs.
? Works with superior in the preparation and management of the Department’s budget..
