职位描述
Facilities Operations:
1. Ensuring that all facilities are operated and maintained in a cost-effective, safe and first-class condition.
2. Developing the budget and managing the financial performance of the project.
3. Ensuring that contract requirements have been executed at a level above the stated standards.
4. Planning, directing, and monitoring the performance of operations and maintenance personnel.
5. Communicating the operating philosophy, objectives, and expectations to the site personnel in a continuing effort to build the site team.
6. Build a strong working relationship with clients to resolve problems and/or conflicts and maintain open communications with the client including regular written and oral reports.
7. Developing and reviewing work processes to ensure that work is being performed in a safe and effective manner.
8. Recommending solutions and implementing appropriate corrective action to major or complex maintenance issues.
9. Assimilating management information and writing reports detailing activities.
10. Developing preventive maintenance programs to achieve the lowest life-cycle cost associated with providing a satisfactory environment for the client; establishing specific maintenance actions and their frequency of performance.
11. Complying with all company policies and procedures and adhering to company standards
Customer Service / Client Relationships:
1. Evaluate service response time and analyze occupants’ service request trends and suggestions
2. Ensure feedback from client sessions is recorded and acted to the satisfaction of the end user.
3. Pro-actively develop and manage client / business unit relationships ensuring that the expected service levels are achieved across the region.
4. Lead by example and groom the team in achieving maximum client satisfaction level
Reporting:
1. Ensure that the team delivers meaningful inputs across the region in the development of monthly management reports.
2. Assist in the budgeting and Recommit process including reviews with the FMs Regional Managers as required.
3. Ensure all reports and other relevant data is regularly updated.
Leadership / Staff Management:
1. Actively encourage an environment that supports teamwork, co-operation & performance excellence across the North team;
2. Act as manager and a coach for the team ensuring high staff morale, trust and work ethics.
Required Knowledge:
1. 5 years experience in facility management and a minimum of five years of supervisory experience in operations, and maintenance.
2. Competent knowledge of state and local environmental, health, and safety regulations.
3. Good command of Chinese and English
4. Strong leadership and interpersonal skills;
5. Influencing and analytical skills
