Responsibilities:
1. Rental payment
1) Preparing payment request for all rental management expense and store utility payment timely and correctly each month, make sure rental has been paid timely;
2) Booking all fixed and variable expense such as rental, management, utility fee by cost center;
3) Monthly calculation of store rentals and management fees for reconciliation with actual invoice;
4) Monthly update financial terms for store rental based on latest rental contract.
2. Rental Monthly Closing Report
1) Coordinate with landlord to provide the monthly/quarterly/yearly sales reports or other documents stipulated in the contracts;
2) Ensure proper booking of all rental, management, electricity accrual and reverse for data comparability and consistency;
3) Monthly analysis on rental expense and monitor the discrepancies;
4) Monthly reconciliation of SAP rental accounts.
5) Deposit analysis report by store;
6) Landlord charge analysis report (compare actual VS. budget VS last month by rental type)
7) Elec analysis report(compare actual VS. budget)
8) Prepare cash flow of rental & electric
9) Monthly accrual on rental.
3. Other
1) VAT invoice register and check, booking and clearing;
2) Auto payment clearing;
3) Chase invoice status with store and landlord;
4) Update new store rental data;
5) Report sales data to landlord at the given time;
6) Follow up return invoice status;
7) Rent amortization;
8) Prepare document for internal or external audit;
9) Provide document for landlord invoice issuance use;
10) Binding statement and all voucher;
Qualification:
1. Bachelor degree in Accounting or Finance
2. 3+ years accounting/finance experience, preference for experience at retail company
3. Accountable and responsible, good communication and team spirit, can work under pressure;
4. Good command of English, both in oral & written;
5. Sufficient experience of SAP.
