We are currently seeking a Tenancy Coordinator to join our Tenancy Coordination Team on a major multinational shopping mall development in Shanghai. The successful candidate will report to the Tenancy Coordination Manager or Team Leader and be responsible to coordinate and supervise tenant fitting out works, ensuring the timely delivery of the retail fit-outs within the shopping mall development.

There is a requirement for candidates to hold a thorough understanding the Construction Permitting Procedures including Statutory Submissions to Fire Services Bureau, Construction Bureau, Quality & Safety Bureau, Planning Bureau etc including site Health and Safety best practice and regulations.

Key Duties:

●Undertake detailed reviews of Retailer project schedules, understanding their sequence and logic, commenting as necessary.
对于零售商的项目进度计划进行审阅,理解进度计划的顺序和逻辑,并提供必要的审核意见
●Alert Retailers that construction outside the agreed schedule may result in the Retailer missing the opening date for the mall.
提醒零售商若施工进度超出原计划,会影响商场开业时间
●Prepare and maintain simple overall project schedules and detailed short range project schedules as required.
准备及维护项目大体进度计划及详细的分项计划
●Maintain progress reports on the Retailers progress

●Understand budgets, cost reports and cost planning principles including a good understanding of fitting out works costs. Assist in collecting costs for any Lessor works changes.
理解项目预算、成本报告及成本计划方案,包括对装修工作的成本有很好的认识。协助收集任何业主改建工作的成本
●Understand and act upon the design process with each assigned Retailer, including the nature and role of design documentation, the roles of the different consultants and contractors and the authority approval process.
理解并管理每个零售商的设计进程,包括设计文档的内容及角色,各个顾问的不同角色及政府报审流程
●Take meeting minutes of Retailer Briefing meetings, design meetings and other meetings as required, follow up and resolve specific Retailer issues with individual Retailers and their consultants as required.
记录零售商设计装修交底会议、设计会议及其他会议的会议纪要,跟进并与零售商及其顾问解决具体的店铺问题
●Undertake technical design reviews of tenant submissions, monitoring compliance with the latest standards and guidelines so that the integrity of the Client’s brand and the shopping mall are maintained.
对租户的送审进行设计及技术审核,监督最新标准及指南的合规情况,确保业主及商场的品牌形象得到维护
●Coordinate and consolidate responses to the Retailer queries and clarifications under the supervision of the Tenancy Coordination Manager.
在租户协调经理的指导下,协调并整合零售商问题的回复及澄清
●Update weekly Fitout progress schedule reports and any other report that will be required to successfully monitor the progress of the Retailers design and or progress in general.
更新每周装修进度报告,对租户的设计及装修进度进行监督
●Identify project risks and assist the Retail Coordination Manager to mitigate.
明确项目风险,协助租户协调经理管控风险
●Understand the contractual approach to the relationship between the Fitout contractors, Retailers and Retailers consultants, including ability recognize Retailer requirements for reputable contractors and consultants – making recommendations where appropriate to assist.
理解租户、装修承包商及租户顾问之间的关系,包括认识租户对于知名承包商和顾问的要求,并在适当时协助并推荐
●Monitor the Retailer fitOut works on site, reporting on progress, manpower, quality, health & safety, security, logistics/access and design compliance.
监督零售商现场装修工作,报告进展、人力、质量、安全健康、安保、物流及进出和设计合规
Key Skills:

●At least 4 years’ experience in design or project management (preferably retail fit-out) or similar role within a leading Developer or related Service Provider.
最少4年在设计或项目管理领域(首选零售装修领域)或其他类似领域的工作经验,服务于市场领先的开发商或顾问公司
●Good interpersonal and problems solving skills, recognizing when to seek guidance and assistance.
良好的人际沟通和解决问题技巧,理解何时需要指导和协助
●Proficiency in Microsoft Project, Excel, Word, PowerPoint and Outlook and the ability to access and use the Internet.
熟练掌握微软Project、Excel、Word、PowerPoint及Outlook,有能力使用并获取互联网
●Excellent written and spoken English in order to converse with English speaking client and inProjects senior management.
优秀的英语读写能力,能与英语客户及新珀捷高层管理人员沟通
●Ability to write coherent and grammatically correct emails, letters or reports in English & Chinese
有能力撰写中英文连贯的、语法正确通顺的电邮、信函或报告
●Ability to express ideas, concepts or technical issues relevant to their involvement to the Client, Retailers and consultants.
有能力向业主、零售商及顾问表达想法、概念或技术问题
●Awareness to dress correctly to present a professional image

●Ability to apply time management principles and operate in a logical and organised way, supervised or unsupervised.
